I often get asked …
Why does one contractor quote $25,000 while another quotes $40,000 for what seems like the same project—and what does that difference really mean?
The truth is that construction estimates are often very different because the scope of work is different.
One contractor may include permits, debris removal, proper insulation, higher-quality materials, and detailed finishing work. Another may not.
One estimate may include protecting existing finishes, cleaning up daily, and taking extra steps to minimize disruption to the homeowner. Another may not.
Some contractors carry full insurance, workers compensation coverage, and operate a legitimate business with employees and overhead expenses. Others may not.
This doesn’t automatically make the higher estimate the better choice, but it does mean homeowners should compare more than just the bottom-line price.
When reviewing proposals, consider asking:
• What exactly is included?
• What materials will be used?
• Are permits included?
• Is cleanup included?
• Is the contractor insured?
• Are there allowances for unforeseen conditions?
The lowest price can sometimes become the most expensive choice if important details were left out of the original estimate.
My advice after more than 40 years in construction is simple: compare scope first and price second.
A well-written estimate should help you understand exactly what you’re getting and allow you to make an informed decision.
