This homeowner's attention was grabbed when they peeled back their carpet to reveal some cracks along their foundation. Worried about the health of their home, they immediately gave us a call to take a look and offer our insight on the issue.

During the inspection, we discovered that a plumbing leak had recently caused water to come up through one of the cracks. While the floor cracks themselves appeared to be pre-existing, the water intrusion highlighted the potential for even more damage to be caused by moisture entering the basement.

Instead of structural foundation repairs, the best solution for this home was to install a interior waterproofing system featuring perimeter drainage, wall drainage membrane, and a sump pump to keep the basement dry.

Not every crack means foundational failure. Sometimes a thorough inspection reveals that the real problem is water. Solving the right problem is what matters most.

**Trampoline floors? Not anymore.**
This Falls Church townhouse had seriously bouncy floors due to a missing mid-span support beam. Since the home was framed with TJI joists, it wasnโ€™t as simple as just adding a beam โ€” we first reinforced the joists, then installed the new I-beam for proper support. Professionally engineer and inspected!

Solid floors. Problem solved. ๐Ÿ’ช

One of the most important things you should do if youโ€™re planning on lowering or renovating your basement is making sure youโ€™re having a proper interior waterproofing system installed. Itโ€™s the best and most affordable time to do it and it could save you thousands of dollars. The last thing you want is for your newly renovated basement to leak and ruin your freshly finished drywall, flooring, carpet, etc.

This should be non-negotiable! I know itโ€™s the not the most exciting or pretty part of the process but itโ€™s what will give you peace of mind knowing your new basement will remain dry.

Thinking about lowering your basement?
One of the first questions that always comes up is curbing vs. underpinning.
โ€ข Curbing is usually more budget-friendly, but you give up some square footage. This specific townhouse lost close to 3โ€™, some lose less, some even more!
โ€ข Underpinning costs more, but you keep all of your usable space.

In a larger basement, that tradeoff might not matter much. In narrow DC or Old Town townhomes, losing a few feet can make a big difference.

Thereโ€™s no one-size-fits-all answer โ€” it really comes down to the space and what you want out of it.

PLEASE don't let your crawlspace get this bad. This crawlspace started out exactly how youโ€™d expect when water is allowed to sit for too long โ€” muddy, wet, and creating conditions no home should have underneath it. We went in, addressed the moisture issues, and fully encapsulated the space, turning it into a clean, dry, and protected crawlspace that will help this home stay healthier for years to come.
