What was previously a galley kitchen was transformed into this moody bar that’s to die for. No detail was overlooked including the arched openings, antique glass backsplash, brass bar rail, and the matching cabinet hardware. The biggest thing we saved this family never showed up on site. It happened during pre-construction, at a table, with a red pen. A 1940s brick colonial in Arlington Forest getting a two-story addition. In Arlington, disturbing 2,500 square feet of your lot triggers a Land Disturbing Activity permit. Cross that line and you’re into stormwater management: engineering, a facility on your lot, extra inspections, and a longer permit clock.
The plan as drawn was going to cross it. So we sat down with the homeowners and their architect during pre-construction and reworked it to land just under the threshold. Same house they wanted. No LDA permit, no stormwater facility, and no added months. That is not a change you catch at framing. It only happens if your builder is in the room before the drawings are final, doing the disturbance math with the architect instead of reading the plans for the first time at bid. Then we built it in just under five months. If you’re planning an addition in Arlington, ask where your disturbance number lands before the plans are done, not after.
