Don't despair, though. If you have properly functioning air intake vents combined with exhaust ventilation in your attic, excessive heat and moisture will be directed where you want them, outside the house.

There are many home improvements that we look forward to completing — like a gorgeous kitchen update or planting a lovely garden. But one task that may be less exciting to invest time and money into (but even more important) is roof repair. This area of our house deserves some extra attention because neglecting it can lead to high energy bills, extensive damage or worse, not to mention the costs to fix it.

To keep your roof in good standing for years to come, here are four things you should know about maintaining them:

1. When to go pro. GAF roofing, an expert on all things related to our houses’ shingles, says to do a visual inspection of your roof several times a year. Call a professional if you see streaking stains on the shingles, curled or buckled shingles, areas on the roof missing granules or rusted flashings. Water stains in the attic or moss or mold on the roof are also signs of potential problems. It may be time for a new roof if you are noticing higher than average energy bills, moisture or mold in the attic, or leaks after extreme weather.

2. It’s all about maintenance. Once a year, you should clean the cobwebs and dust from your ventilation system and exhaust vents. Then, caulk with a high grade sealant around pipes and vents and paint any exposed metal to prevent rust. Also, remove leaves and other debris from the gutters so they don’t dam up and overflow.

3. Once choice can make it last forever (almost). Redbeacon reports that asphalt shingle roofs tend to last approximately twenty years. Although, We, Along with GAF say if a roof is installed correctly with the right components, it can last a lifetime.

4. People do notice. Your roofing material can actually enhance your home’s curb appeal. However, on average, 40 percent of what you see from the road is the roof! And Realtor Mag includes roof replacement in the top ten valuable home improvement projects and reports that homeowners can expect to recoup 56.7 percent of these costs when selling.

Maintain Your Roof

Don't allow leaves or snow to accumulate on your roof. (Clear out gutters regularly too!) Leaves will trap moisture from dew and rain, holding it against the roof where it can do damage. Snow will melt and refreeze, causing ice dams. In addition, the sheer weight of a winter's worth of snow may be more than your elderly roof was designed to handle.

Trim any overhanging tree limbs so they're no less than 10 feet from your roof. Not only will this prevent leaves falling onto the house, it also safeguards against branches scraping the roof during a storm. Third, exposing the roof to sunlight deters the growth of moss and mold. Last but not least, this measure blocks access to your roof by squirrels and other animal pests.

Avoid walking on the roof to inspect or clean it. This can be dangerous for both your roof and yourself. Standing solidly on the ground, use a dedicated non-metal roof rake to pull off fresh snow or fallen leaves. Spray with a garden hose to remove moss or algae buildup in summer. Avoid pressure washing, which has tremendous destructive potential when unleashed on your roof; the powerful stream can loosen roofing tabs, unglue the shingles' self-adhesive, and wash off the reflective granules.

Schedule a professional roof inspection regularly every 2-3 years, as well as after severe weather like hail or heavy winds.

One of the most common and costly issues homeowners call on a contractor for is to fix a leaky roof. Not surprisingly, most property owners do not have the expertise (or desire) to get onto their roofs and look for problems themselves.

However, even for a professional, the source of a leak can be elusive because it rarely lines up with where the water is getting into the home. Contractors need to become detectives to correctly identify the source of a leak and understand the path that water travels. Yet all of this pain can be avoided with a comprehensive maintenance program. Even the National Roofing Contractors Association recommends that roof inspection and maintenance be performed regularly to help avoid future problems.

After all, a homeowner wouldn’t expect:

• A furnace to perform efficiently if the filter was never replaced

• A car to run if the oil was never changed

Yet, they install a roof and think that’s the end of the story.

Before an inspection, the contractor should look around from the ground and ask the homeowner if there has been recent extreme weather, animals around the home, leaves, falling debris, trees, satellite or cable work, or an accident that caused damage to the roof.

Once on the roof, follow these 5 simple tips to help locate future leaks and show how a maintenance program can help identify potential problems before they cause damage.

If it pops through the roof look at it.Penetrations are the most common leak sources and will stop the natural water flow off a roof. Look here first to find the source of the leak:
Chimneys. The top leak source. Does the chimney have a cricket? Is it properly step flashed and counter flashed? Does it need to be sealed?
Skylights. Water gets trapped behind them. Is the flashing in good repair? Is the skylight itself leaking?
Plumbing vents. Do the vent stacks have neoprene or rubber that has cracked with age? Do they need to be sealed or painted? Have critters chewed on the pipe or flashing?
Is the satellite or cable flashed properly?
Living on the edge. A drip edge is not just aesthetically pleasing, it is important to help ensure water is kept away from the fascia and moved off the roof.
A common leak source in the eaves and cause of wood rot is a missing drip edge. Wind-driven rain will enter the gap between the roof deck and fascia board.
A drip edge also helps to keep out insects, critters, and snakes. Make sure to check the drip edge when looking for leaks.
Every step I take. Areas where step flashing should be installed are a common leak source and maintenance item. Inspect these areas for damage:
Dormers
Roof-to-wall transitions
Wherever low-quality sealant or mastic has been used in the past
What’s in YOUR attic? Many times, homeowners think the roof is the culprit, but problems can come from improper ventilation, plumbing, air conditioning, condensation, vent fans, and animal or bug infestation in the attic. Be on the lookout for:
Algae stains on interior plywood
The “M” word: mold
Soaked insulation when it hasn’t rained
Black rings or rust around nails, which is the first sign moisture is condensing in attic spaces
Is there a lack of ventilation that is causing the attic to overheat or accumulate moisture?
Are the intake vents clogged with paint, spider webs, dust, or insulation?
Mind in the gutter. Many homeowners do not realize the importance of their gutters. They need to be installed and sloped properly to drain, tightly fastened, and free of debris. Contractors should stress to homeowners that gutter maintenance should be left to a professional. Advise them of the risks of climbing onto a ladder.

Here are some commonly asked questions about hail damage.

What does hail do to my roof?

Asphalt shingles are designed with protective mineral granules that block the UVs of the sun and protect the underlayment. Hail damage can cause severe granule loss, material removal at the edges of the shingles and pe*******on of the shingles; all of which prematurely age the life of the roofing structure.

Can I tell if I have hail storm damage to my roof, from the ground?

Usually you can’t spot hail storm damage to your roof from the ground. You will be able to easily spot damage to your siding or gutters; and it’s safe to assume that if there’s visible damage to your car, windows, siding or gutters, your roof most likely has hail storm damage too. Since hail damage is not always immediately evident, it’s a good idea to contact a local, professional roofing contractor who specializes in roof hail damage to evaluate the extent of damage after a storm.

What about hail damage other than my roof?

Usually when hail damage occurs, it affects more than just your roof. There’s often painting, gutter, and window damage too. As general contractors, we are able to work with you to take care of your entire claim, which saves you the time and hassle of hiring and managing a bunch of different contractors.

If I think I have hail damage what should I do?

You should immediately call Us or another reputable roofing company who specializes in hail storm damage, to come inspect your roof. You should also call your insurance company and ask for an adjuster to perform that same inspection. Sure Seal Roofing will help you document the hail storm damage and we’ll work directly with your insurance company to see that the hail damaged areas are repaired or that your roof is replaced, if needed.

Will I need to get my roof replaced right away?

Not necessarily. A new roof may not be required, depending on the hail storm damage. You might only need a roof repair to replace some of the damaged shingles. Even if you don’t need a complete roof replacement, this is a roofing repair job that should be left to the professionals. Replacing a single shingle should be done with the utmost care so the surrounding shingles are not compromised.

If you do need a roof replacement, however, many insurance companies have a require you to make the claim within a limited amount of time. So if you’ve experienced a loss such due to hail damage, it’s best to seek the help of a local, reputable DC area roofing company, to take care of the problem in a timely manner both for insurance reasons and to be sure it does not lead to other associated problems.

Why would my insurance company replace my entire roof?

The purpose of homeowners insurance is to protect the homeowners against losses due to damage that is beyond their control. In most cases, hail damage will result in a full roof replacement because the insurance providers know that a new roof is more cost effective than replacing all of the valuable contents inside the home after the hail damage caused the roof to eventually fail.

Will my home insurance rate go up if I file a hail damage claim?

Typically, insurance companies cannot single out a homeowner for a rate increase based on an “Act of God” storm damage claim. However, your insurance company can raise rates for everyone in your area. So, if you don’t file a claim, your increase in premium will pay for everyone else’s repairs, except for yours.

Watch Out for Roofing's Red Flags

Stay alert. Loose, buckled, or missing shingles need to be taken care of ASAP, as they are an open invitation for moisture to pe*****te your roof. If you tackle the problem early enough, you may need to replace only the affected shingles, instead of paying for a whole new roof.

Damp or peeling patches on your attic ceiling, dripping water, or light shining through are obvious signs that your roof is in big trouble. However, those are not the only red flags to watch out for. Exposed roof beams or doors and windows that are suddenly hard to open may also be signaling that excess moisture is getting into your house, most likely via the roof. All of these symptoms are another indication that it's time to call in a roofing contractor.

Recognize when it's Time to Replace

All good things eventually come to an end, and your roofing material is no exception. After a certain point, it makes more sense to replace, rather than to repair, the roof, namely when one or more of these is true:

At least 30 percent of the roof has become damaged over time.
The supporting structure is seriously rotted.
A natural disaster such as a hurricane has taken a heavy toll on your roof.
The roofing is approaching the end of its expected lifespan -- approximately 25 years for asphalt shingles, 35 for hardwood shakes, 45 for high-end shingles, 80 for clay tiles, or 100 for slate. After this point, repairing the roof rather than going for a replacement usually no longer makes financial sense.
