Most homeowners nod along when a mason explains the work. 🧱

They don't ask what repointing actually means. They don't ask why drainage matters behind a retaining wall. They don't ask where the damage really starts. And that silence usually costs them money down the road.

See that white chalky residue on your chimney bricks? That's not a cosmetic problem. It means water is already moving through the masonry and pulling minerals to the surface as it dries.

Every time we inspect a chimney in Northern Virginia, we check the same five things before we ever talk about repairs:

✓ Mortar joints — cracked, soft, or missing sections
✓ Brick condition — chipped faces, spalling, or loose courses
✓ Efflorescence — that white chalky residue signaling water intrusion
✓ Lean — any tilt away from the roofline
✓ Interior water signs — stains on the ceiling or wall near the fireplace

One or two of these can usually be handled with repointing and a new crown. Three or more, and you're often looking at a partial rebuild before the freeze-thaw cycles do more damage this winter.

Caught early, a chimney inspection is a small repair. Caught late, it becomes a structural one.

A homeowner called us last month about a two-year-old retaining wall already leaning forward. 🧱

The wall itself was built fine. Solid blocks, good base, level courses. Nobody had put drainage behind it.

Most homeowners focus on what they can see. The material, the height, the look. What actually determines whether a retaining wall lasts 5 years or 30 years is hidden behind it.

Every time it rains, water collects in the soil behind the wall. Northern Virginia summer storms drop a lot of water fast. Without a gravel drainage layer and an outlet pipe, that water has nowhere to go. So the pressure pushes the wall forward. Slowly at first. Then all at once.

The wall isn't failing. The drainage plan failed before the first stone was ever set.

If you have a wall that's starting to lean, bulge, or crack, the fix usually isn't more blocks. It's what goes behind them. Happy to take a look and give you a free estimate.

A retaining wall that looks great on day one can start leaning within two years. And it's usually not the stone's fault. It's what's behind the wall that decides whether it lasts.

Here are 4 things worth knowing before you build:

1. Drainage is the real foundation. Northern Virginia's clay-heavy soil holds water, and trapped water behind a wall is the #1 reason walls fail. Proper gravel backfill and drain pipe matter more than the stone you pick.

2. Material has to match your soil. What works on a sandy lot doesn't work on a clay slope. The wrong pairing shows up two winters later as cracks and bulges.

3. Height changes the rules. Once you go past a certain height, you're dealing with serious engineering, not just stacking block. Cutting corners here is where walls blow out.

4. Know the signs your slope actually needs one. Pooling water, soil washing into your driveway, mulch always sliding downhill. These are the early signals a wall would solve a real problem, not just look nice.

Our freeze-thaw cycles are tough on any exterior work, and retaining walls take the brunt of it. Build it right the first time and it'll hold for decades.
