Hey guys, I’m Adib Alami owner of Onyx Commercial Roofing here in DFW.

During the spring of 2017, we completed a complete TPO tear-off and installation over a shopping center in Rowlette, Texas.

The shopping center owner called me to help him fix a roof leak at a nail salon.

When I got on the roof immediately noticed the modified bitumen roof was littered with hail damage from a recent storm. Once I showed him the damage he agreed it was time to file a claim.

I met the adjuster on the roof and she agreed to a full tear off to the deck and installation of 5 inches of ISO board covered with a fully adhered 60 mil TPO roof.

To restore the roof we:

Setting up proper safety barriers around the property in accordance with OSHA standards.
Removing the existing roof and insulation to the metal deck.
Fastening 5 inches of ISO board to the metal deck.
Installed a fully adhered 60 mil TPO membrane.
Installed TPO boots on all the roof pe*******ons.
Fastened the TPO membrane to the concrete parapet and curb flashings using the Termination bar along all perimeters.
Met with the Genflex warranty inspector who approved our installation and awarded a 20-year NDL warranty.
We then removed and replaced the gutters and other detailed items per insurance paperwork.

The owner only had to pay his $25,000 deductible. His carrier covered the rest of the cost for the roof replacement.

Hey guys, it’s Adib Alami, owner of Onyx Commercial Roofing here in the Dallas-Ft. Worth Metroplex.

During the fall of 2022, the owner of this building located in Lucas, Texas called us out to replace his R-panel metal roof.

He explained they just got a new tenant that was running an auto body shop out of the building and wanted to make sure the tenant would not have to worry about roof leaks ruining fresh paint on their cars.

I asked him if he’d be interested in a fluid-applied reinforced roof system that would eliminate the need to install another roof again, using Western Colloid’s renewable warranty. He said “If it doesn’t cost more than installing a new metal roof then sure”

Once we Inspected the roof we found…
-Some of the screw heads were missing or popping out from the wind uplift.
-Some loose metal screw heads.
-Cracks in some of the plumbing boot pe*******ons.

We restored the entire roof by:
(Prep)
1.)Setting up proper safety barriers around the property in accordance with OSHA standards.
2.) Removing all dirt and debris from the roof.
3.)Lightly power wash the entire roof with Western Colloid 9000 wash and prime.
4.)Priming the entire roof with Western Colloid A2A bonding primer (because the metal panels had a kynar finish).
5.) Removed and replaced all loose screw heads.

(Installation)
6.) 3 coursing all roof pe*******ons, valleys, scuppers, and curb flashings by embedding 4-inch polyester into Western Colloid #800 flashing grade acrylic.
7.) 3 coursing all horizontal and vertical seams by embedding 20-inch polyester into Western Colloid #800 flashing grade acrylic.
8.) Then finish with a Western Colloid #720 UV reflective acrylic top coat, at a rate of 3 gallons per 100 sq. Ft. Making the roof a LEED-qualified “cool roof” that reduces energy costs and qualifies for tax credits in participating government jurisdictions.

The manufacturer Western Colloid refers to this Fluid Applied Reinforced Roof (FARR) system as WCP-MTL 1 3E.

This cost the owner a total of $37,526 which included the cost of a Manufacturer's, 10-year renewable material, and labor warranty.

-At the end of 10 years, to renew the warranty the owner only has to install an acrylic top coat described in step 7. This cycle can go on indefinitely.
-The warranty is backed by the manufacturer and not the roofing contractor.

Hey guys, I’m Adib Alami owner of Onyx Commercial Roofing here in DFW.

We have been servicing this EPDM roof in Addison Texas for over 10 years.

The roof system was a mechanically fastened EPDM roof beyond its life cycle, the scrim was showing and the rubber surface of the roof was coming off to the point the roof would stick to the boots of maintenance personnel working on the HVAC units.

The roof was over a furniture store and as the leaks kept popping up the owner's concerns about water damaging his inventory reached a tipping point.

We restored the entire roof by:
(Prep)
1.) Setting up proper safety barriers around the property in accordance with OSHA standards.
2.) Removed the surface rubber of the EPDM with cleaners and a floor buffer.
3.) He installed additional PVC pipe to ensure all HVAC condensation was being funneled off the roof.

(Installation)
5.) Embedding 2 plys of polyester fabric into Western Colloid #298 emulsion at a rate of 12 gallons per every 100 Sq.Ft.
6.) 3 coursing all roof pe*******ons, perimeter edges, scuppers, and curb flashings by embedding 4-inch polyester into Western Colloid #800 flashing grade acrylic.
7.) Then finish with a Western Colloid #720 UV reflective acrylic top coat, at a rate of 3 gallons per 100 sq. Ft. Making the roof a LEED-qualified “cool roof” that reduces energy costs and qualifies for tax credits in participating government jurisdictions.
8.) Once finished, we installed new utility line supports by setting a 4x4 block onto a TPO slip sheet every 8 ft.

The manufacturer Western Colloid refers to this Fluid Applied Reinforced Roof (FARR) system as SM-2P-XE.

This cost the owner a total of $178,203 which included the cost of a Manufacturer's, 10-year renewable material, and labor warranty.

The owner of a shopping center with a gas station attached to it in Mansfield Texas called me because he was looking for a new roofer he could trust to help him stop his recurring roof leaks. He emphasized this property was his retirement, and that he did not want to be bothered with roof leaks anymore.

He revealed that three years ago, there was a hail storm and that the roofer he used, installed the roof completely wrong. He said it’s leaked since the day they finished.

Once I got up on the roof I saw
-clogged drains from tree leaves dirt and debris.
-we also saw that the seams on the TPO and modified bitumen roof had not properly been installed and had some openings.

The solution was simple:
-We patch the seams on the TPO and modified the bitumen roof by embedding 4-inch polyester into Western Colloid 800 flashing-grade acrylic.
-we then washed the entire roof and removed any debris in the drains so the roof could properly drain water.

The initial repairs and roof wash cost the building owner $1200.

Then we put the property on a 5-year, annual preventative maintenance schedule for $701.30 a year which includes an annual roof wash and minor repairs. This way the owner can maintain peace of mind knowing he has eyes on the roof, and that issues that can lead to roof leaks will be addressed before they become a problem.

Hey guys, it’s Adib Alami owner of Onyx Commercial Roofing here in the Dallas-Ft. Worth Metroplex.

The maintenance manager for “The Church of Christ” located right off highway 183 in Irving, called us out to give them some options to coat their standing seam metal roof.

He explained they had been making patch repairs using a silicone roof coating as a solution to stop the flat roof leaks but that the repairs kept failing and would only stop the roof leaks for a year at most.

He mentioned they could not afford to replace the entire metal roof and was looking for a roof coating that could provide a more permanent solution for their metal roof leaks.

Once we Inspected the roof we found…
-They had been using a silicone roof coating to seal all of the seams where the roof panels overlapped and for patch repairs around the roof pe*******ons.
-Metal roofs are most susceptible to wind due to the movement created as air moves across the roof, called uplift. Image a big vacuum trying to suck the roof off of the frame of the building.
-As the panels on the roof moved, the silicone was easily tearing because it was applied without any reinforcement. Leading to recurring roof leaks.

We restored the entire roof by:
(Prep)
1.)Setting up proper safety barriers around the property in accordance with OSHA standards.
2.) Removing all dirt and debris, from the roof.
3.)Lightly power wash the entire roof with Western Colloid 9000 wash and prime.
4.)Covering all existing silicone patches with a silicone roof coating, while still wet embedding granules to the surface of the silicone. This way once dry, the acrylic roof coating could bite to the granulated surface (because nothing sticks to silicone).
5.) Coated all rusted metal utility lines with Western Colloid MTL+Rust Primer

(Installation)
6.) 3 coursing all roof pe*******ons, perimeter edges, scuppers, and curb flashings by embedding 4-inch polyester into Western Colloid #800 flashing grade acrylic.
7.)Fully encapsulating all metal screw heads with a “Hershey kiss” of Western Colloid #800 flashing grade acrylic.
8.) 3 coursing all horizontal seams including each run where the metal panels overlapped by embedding 20-inch polyester into Western Colloid #800 flashing grade acrylic.
9.) Then finish with a Western Colloid #720 UV reflective acrylic top coat, at a rate of 3 gallons per 100 Sq. Ft. Making the roof a LEED-qualified “cool roof” that reduces energy costs and qualifies for tax credits in participating government jurisdictions.
10.) Once finished, we installed new utility line supports by setting a 4x4 block onto a TPO slip sheet every 8 ft.

The manufacturer Western Colloid refers to this Fluid Applied Reinforced Roof (FARR) system as WCP-MTL 1 3E.

This cost the owner a total of $104,764.85 which included the cost of a Manufacturer's, 10-year renewable material, and labor warranty.

During the fall of 2018 we were referred by a client to Paradise Produce because their carrier required Paradise Produce to install a new roof within 90 days or the carrier would drop them and their roof would no longer be covered.

On the roof, we found that the existing roof was modified bitumen. We noticed an abnormal amount of debris, trash, and dirt. Probably from the close proximity to highway 45. We also found a lot of granular loss, split seams, and blisters where all the granules were washed away.

Paradise Produce had only been presented with options for a complete tear-off and replacement of the roof. They supplied fruits and vegetables to the local school and jails, on any given their inventory was worth around $2,000,000. We asked them, what would happen if the inventory was ruined from the debris or a flash rain flooded the building during a tear-off?

They said it wasn’t even a risk they were willing to chance. The risk of a disruption in the local food supply was too great. Our proposal was also the most competitive.

We restored the entire roof by:

1.) Setting up proper safety barriers around the property in accordance with OSHA standards.
2.) Removing all dirt, debris, and loose granules from the roof.
3.) Lightly power wash the roof.

(Installation)

Hey guys, it’s Adib Alami, owner of Onyx Commercial Roofing here in DFW.

During the fall of 2016, we completed this TPO layover at a condominium complex in Dallas, Texas.

Knobler property management called us because they had already roofed half the complex and were not satisfied with their work because the roof that had just been installed was leaking around the perimeter into the units and down the wall.

Once we got on the roof we discovered there were 2 sections.
-One section was not done and needed a new roof.
-On the recently completed roof, we noticed the water was getting under the metal edge because the last contractor installed the TPO rolling under the metal edge. Then fastened the metal edge from the top and sealed the metal end by using caulk. Unfortunately, this is very common and fails quickly.

We proposed a repair to the recently completed TPO roof. Which included:
1.) Thoroughly cleaning the metal with TPO cleaner.
2.)Installing 9-inch TPO tape overlaying 4.5 inches over the existing TPO and 4.5 inches over the metal edge to create a proper seal. Preventing water from getting under the metal.

For the new roof we:
1.)Installed 2 inches of ISO over the existing roof
2.)Raised all skylights 2 inches by running 2x4s around the perimeter.
3.)Installed a Genflex fully adhered to 60 mill TPO.
4.)Installed TPO boots on all pe*******ons.
5.)Installed TPO targets around the chimneys, and sealed the TPO to the chimney by embedding 4-inch polyester into Western Colloid 800 flashing grade acrylic.
6.)Installed new pitch pans for all of the HVAC units.
7.)Filled the pitch pans with Genflex pitch pan filler.
8.)Installed new 4x4’s with a slip pad under the AC units.
9.)Fabricated and installed a new metal edge.
10.)Installed 6-inch TPO around the perimeter metal edge detail.

The cost to the homeowners association was $64,573 for this roof installation.

The Genflex manufacturer passed the warranty inspection on the first go and was awarded a 10-year material and labor warranty.

During the spring of 2017, we completed a modified bitumen re roof for an addition to a church in Frisco,Texas.

Z Constructors sent this project out to bid. The specifications called for a Certainteed modified bitumen roof installation to accommodate a new building addition.

We submitted the proposal and won because we understood the scope of work best.

The entrance to the sanctuary was being reconfigured, which required installing a tapered modified bitumen roof to match the existing roof on the top level, the bell tower and the openings of the lower section.

To complete the scope of work on both roof sections we:

1.) Installed a tapered insulation system
2.) Installed a self-adhered base sheet
3.) Installed a Certainteed torch SBS granulated surface
4.) Fabricated and installed a 24 gauge metal coping

For the bell tower we:

We installed a self-adhered base sheet over plywood.
Fabricated and installed a 24 gauge metal cap.

For the scope listed above, Z constructors selected our proposal which totaled $42,854.

Hey guys, it’s Adib Alami, owner of Onyx Commercial Roofing here in DFW.

During the fall of 2016, we completed a TPO new construction project for a medical office building off Preston and Dallas North Tollway.

Z Constructors sent this project out to bid. The specifications called for a
-Genflex TPO system that was fully adhered to over 5 inches of ISO.
-30 year shingle roof system to be installed around the exterior perimeter of the building's roof.

We submitted the highest proposal and won the bid because we were the only ones to submit a proposal that included the cost of getting the materials onto the roof. At the end of the day, we won the bid because we presented the best option for the owner with the best warranties.

The top of the roof's parapet wall was 40ft from the ground and 20 ft from the edge of the parking lot. Everyone missed that the parapet wall went up 13 Ft. from the roof's surface. That meant safely bringing the material up 40ft, over 20ft, and then back down 13 ft. The roofer would have to provide an 85 ft boom lift.

Once we loaded the roof we installed the TPO roof system in accordance with Genflex specifications.

We had the builder hold a section of the roof open so we could stock the roof.
Fastened 5 inches of ISO board over the wood deck.
We installed the TPO on the 13 Ft. tall parapets with adhesive, ensuring adhesion which also required us to hand roll the membrane to prevent air pockets.
Installed tapered ISO per blueprints.
Installed a fully adhered 60 mil TPO membrane.
Installed TPO boots on all the roof pe*******ons.
We met with the Genflex warranty inspector who approved our installation and awarded the 20-year NDL warranty.

Then we installed a CertainTeed 50-year roof system along the street side of the roof.
Installed synthetic felt over the OSB deck.
Installed drip edge and starter strip around the perimeter.
Installed ice and water shield over each valley
Installed 50-year shingles and any pe*******on flashings needed.
Installed Ridge cap shingles along the ridges.

Once we had both roofs installed we had the coping cap metal bent and installed according to the architectural drawings

For the scope listed above, Z constructors selected our proposal which totaled $182,628.

During the spring of 2016 we installed our first Western Colloid Fluid Applied Reinforced (FARR) system over this Quiznos in Richardson, Texas.

The restaurant owner called to find a solution for his leaky flat roof.

During the Inspection we found a lot of granular loss, split seams, and blisters where all the granules were washed away. The modified bitumen roof was nearing the end of its life cycle.

We restored the entire roof by:
(Prep)
1.) Setting up proper safety barriers around the property in accordance with OSHA standards.
2.) Remove all dirt, debris, and loose granules from the roof.
3.) Remove and replace any wet insulation board with firestone insulation board.
4.) Remove and replace any sections of blistering modified bitumen with Atlas base sheet.

(Installation)
5.) Embedding 2 plys of polyester fabric into Western Colloid #298 emulsion at a rate of 12 gallons per every 100 Sq.Ft.
6.) 3 coursing all roof pe*******ons, perimeter edges, scuppers and curb flashings by embedding 4 inch polyester into Western Colloid #800 flashing grade acrylic.
7.) Then finishing with a Western Colloid #720 UV reflective acrylic top coat, at a rate of 3 gallons per 100 Sq. Ft. Making the roof a LEED qualified “cool roof” that reduces energy costs and qualifies for tax credits in participating government jurisdictions.
