Another outstanding Raleigh Chapter gathering with valuable market intelligence and a timely deep dive into North Carolina’s energy infrastructure landscape.

A big thank you to Ryan Nance with North Carolina Electric Cooperatives for an incredibly insightful presentation on how NC’s cooperative power network is supporting growth across rural and suburban markets through site readiness, infrastructure planning, and innovative development financing resources.

Special thanks as well to our gracious host and meeting champions Eric Vernon and Anna McLamb for their continued leadership, hospitality, and commitment to the group’s success.

Key takeaways from the discussion:

⚡ NC Electric Cooperatives serve 1/4 of North Carolina’s population, with a strong focus on supporting economic development and rural growth.
🏗️ Developers continue facing rising construction costs, including copper, diesel, petroleum-based materials, and long HVAC procurement timelines.
📈 Land pricing continues climbing across the region, driving upward pressure on rents.
🏢 Office activity remains strongest under 10K SF, with medical users still prioritizing first-floor space.
🌆 Development momentum continues across Chatham Park, MOSAIC, Sanford, Moore County, and the broader Triangle region.
💡 NC Electric Cooperatives are helping drive development with technical support, site readiness assistance, and access to no-interest funding programs.

As always, the roundtable discussion delivered outstanding real-time market intelligence from across the commercial real estate community.

Data centers, AI infrastructure, and power-related development continue to drive major conversations across the market

Distressed assets, repositioning opportunities, and adaptive reuse remain active areas of focus

Funding challenges, rising costs, and underwriting realities continue to shape project feasibility and timelines

Excellent market intelligence and discussion at our Charleston Chapter meeting! Thank you to Chuck McShane with CoStar Group for delivering a timely and insightful update on the Charleston commercial real estate market.

Key themes from the presentation:
📈Charleston remains one of the stronger Southeast CRE markets, though growth is becoming more measured
🏢 Office recovery continues gradually, with healthcare tenants helping drive activity
🏘️ Multifamily fundamentals are improving as new supply tapers, though affordability remains a key challenge
🏭 Industrial demand remains active, but trade uncertainty and tenant consolidation are creating volatility
🛍️ Retail continues to show resilience, particularly in suburban growth corridors
💰 Capital markets are showing encouraging signs of renewed activity

The consensus? Charleston’s CRE market remains fundamentally strong, but success in this next cycle will require a sharper focus on fundamentals, strategy, and market shifts.

Thank you as well to our Members and guests for another robust roundtable discussion and to our meeting host Kirsten Reed with Serendipity Labs for her continued hospitality and support of the Charleston Chapter!

A shout out to our Roundtable Chair Andrew Porio with Tax Credit Marketplace for your continued leadership of the group!
