Clearing the way for better curb appeal 🌳🏡 A few trees down, a whole new view!

Fire damage doesn’t have to scare you away from a property. 🔥 The key is understanding the damage and getting it properly assessed and repaired. It’s an extra step before the rehab begins, and sometimes the biggest transformation starts with what others are afraid to tackle. 🏚️➡️🏡

A beautiful day to do some construction. Going to stay out of the way of the crane. Probably a smart move. 😎🚧

One of the biggest mistakes we see in rehabs?

Choosing the cheapest contractor bid.

Not because saving money is bad, but because low bids often leave out the things that actually matter.

🚩 No contingency for hidden issues
🚩 Missing permit or inspection costs
🚩 Cheap labor that leads to failed inspections
🚩 “We’ll figure it out later” pricing
🚩 Unrealistic schedules that create delays

Here’s the truth:

A cheap rehab bid can become the most expensive option once change orders, delays, poor workmanship, and rework start piling up.

The best contractors don’t just give you a number, they help you understand the risks, process, and realistic budget before the project starts.

A good question to ask is:

“What’s NOT included in this price?”

That question alone can save you thousands. 👷🏾‍♂️🏠

Now if your best contractor bid IS the cheapest, then you’re cooking with fish grease. 🐟🔥

One thing we see way too often in construction is people acting like the project is done before it’s actually done.

If there’s still a punch list, you’re not finished. 😂

That could mean a couple paint touch-ups, an outlet cover, cleaning something up, adjusting a door, whatever it is...it’s important to finish the job.

Those last little details? That’s the difference between somebody saying, “Yeah, they did okay” and “Man, they really handled business.”

And real talk, nobody wants to chase a contractor for the last 5% of the work.

Take ownership. Finish strong. Knock out the punch list and close the project the right way. Because at the end of the day...it’s the contractor’s responsibility.

Thanks to Brennan Sims for featuring Will Bearyman in his article about Flint housing. 🏚️✅

Good construction projects don’t just happen...they’re staged. 😎🏗️

Material deliveries hitting on schedule.
Trades flowing smoothly.
Dumpster swapped before overflow.
Site cleaned before the next crew pulls up.

A clean, organized job site saves time, prevents headaches, and keeps projects moving forward without the chaos. That’s the difference between “just getting work done” and actually managing a project the right way. 👌

Behind every smooth rehab or build is a LOT of coordination nobody sees. That’s the CNW way. 🎬🔨

Nice article on investing in Flint featuring Will Bearyman our in-house licensed builder.

It has been more than a decade since a deadly water crisis gripped the city of Flint, Mich. Now, the city is nearly lead-free and is the unlikely setting for a mini-housing boom.

A new class of home buyers and real-estate investors is driving up home prices in what has been a depressed market for decades.

Flint’s median home prices were 28% higher in the first quarter of this year compared with the same time last year, according to new data from The Wall Street Journal/Realtor.com Housing Market Ranking report.

The city’s recovery is ongoing, and residents say they still don’t trust the water. But the leftover stock of dilapidated homes that has long been a blight on the city has now become one of its greatest attractions.

“People are trying to find an affordable place to live and Flint is coming up on their radar,” said Will Bearyman, an Atlanta-based investor who grew up in Flint and now buys properties there to rent out. “So it’s not cheap little Flint anymore.”

Bradley is trying to decide whether he likes the new paint color or not...we gotta wait for his feed back before we start the second coat or he may tell us it's not the "bone" color he imagined. 😂🐶
