How long should a roof last?
There are many different factors that come into play when considering your roof’s shelf life, and some of the largest components are the type of roofing material you use, the environment you live in, and whether you have a regular inspection schedule for your roof.
Every type of roof has a different typical lifespan. If you have an asphalt shingles roof, you can usually expect to get about 15 to 30 years out of it before you should consider having it replaced. On the other hand, if you have a metal roof you can expect about 20 to 45 years before needing to look at having it replaced - also depends on what type of specific metal you use. And other roof types, like concrete roofs, slate tile roofs, and clay tile roofs usually have very high durability and long life spans, along with long warranties.
Aside from the type of roofing material you have, it’s also extremely important to have an ongoing inspection schedule for your roof, where you preferably have your roof inspected twice annually. But at the very least, if you can’t manage to have your roof inspected twice every year, you should at least get it inspected once. This allows you to notice any issues early on, before they grow into huge problems that require more serious work.
