Books-A-Million is thinking bigger than bookstores.

Rachel Reife sat down with Jon Paul, Real Estate Manager for Books-A-Million, to talk strategy as the brand keeps growing nationwide. One approach: targeting markets that don't have a strong bookstore presence yet, or where there's an underserved customer base ready to be tapped.

Long-term landlord relationships are a big part of the playbook too. Jon pointed to leases dating back to the 90s that are still active today, proof that a good landlord partnership can keep paying off for decades.

Growth built on flexibility and long-term relationships: a strategy that's stood the test of time.

Permitting in Florida is no joke, and Ashley Rumble, Managing Partner at CCS Construction, says that's exactly why the right team matters from day one.

"Permitting can be incredibly difficult in Florida," Ashley told Rachel Reife on the ICSC show floor. "It's incredibly important to use experienced design professionals and, ultimately, contractors." Florida has its own rules, its own quirks, and its own timeline, and the right partners can seriously cut down the road to opening day.

His advice doesn't stop at permitting. Bringing a construction partner in early pays off, especially on tricky sites. Contractors who weigh in early can help tenants figure out what's actually cheaper: more land vs. less land, and which construction method fits the site best.

Bottom line: the earlier your construction partner is at the table, the fewer surprises down the road.

What's the best advice for a brand new concept trying to break into a new market? Rachel Reife put that question to Mike Stone, VP of Development at Hawkers Asian Street Food.

His answer: show up.

"Come to events like this. Meet with people. Network as much as you can."

He also points to underrated opportunities hiding in plain sight. After years building and developing in the state, Mike says the market has more depth than people give it credit for. Jacksonville, in particular, gets overlooked. "I know some people get scared of Jacksonville. We do really well there."

His bottom line for new brands: boots on the ground, and test as much as you can.

Sometimes the growth strategy isn't complicated, it's just showing up, testing, and paying attention to the markets everyone else skips.

Casual dining is facing real headwinds right now. Hawkers Asian Street Food is building anyway.

Rachel Reife caught up with Mike Stone, VP of Development, on the ICSC show floor to talk growth heading into 2027, and the story starts with a new capital partner that's putting the brand in position to expand.

"We've already got our pipeline set for next year," Mike said. "It's a reasonable growth rate. It's really measured. It's responsible. It's not too quick."

That discipline matters more than ever. As Mike put it, sales pressure and economic headwinds are hitting casual dining across the board, factors totally outside a brand's control. But building through it, on a smart trajectory? That's the part Hawkers can control, and the part that has them excited.

Measured growth beats fast growth every time. We're excited to watch Hawkers execute on it.
