Another beautiful waterfront deck completed. Red Balau “mahogany” decking installed with strongtie Stainless screws, CrystaLite, Inc. railing, and paint pro fascia round out this beautiful outdoor living space. This deck was constructed with the same care and detail as all of our projects, with a focus on both initial beauty and longevity.

It was also fun to work next door to a project we completed roughly 5 years prior - it still looks as good as it did when we closed it out!

One item to note - we re-installed close to half of the existing CrystaLite, Inc. railing system that was originally installed in 2008. Can you tell which portion is nearly 20 years old? This is yet another reason why we chose to partner with CrystaLite as installing dealers over a decade ago - they offer the best, time-tested aluminum railing in the industry.

Call me a broken record, but I can’t say it enough. Use the end cut preservative on treated lumber! Yes, you’ll smell like a refinery, and yes, it’s messy and unglamorous, but protecting the end grain of treated lumber is SO important for longevity of a deck frame. This deck is only around 15-20 years old, and these 6x12 pt beams are shot because the original installer didn’t apply preservative. Someone then tried to “fix” it with vycor, but that just trapped more moisture.

We see a lot of posts all over social media showing flat blocking for picture frames and parting boards, and lots of joist tape applied. It looks good and certainly yields a nice looking finished product, but we do things a bit different.

Our picture frame and parting board blocking is installed precisely to maintain a clear path for debris to pass through the deck board gaps. This means we calculate fascia thickness, perimeter overhang, and deck board spacing to determine the dimension of the blocking we use. The goal is to provide the support needed for these decking details while still allowing debris to fall through the gaps rather than building up, which is a major hassle for long term livability of your new deck.

Secondly, we apply joist tape sparingly, and only in areas where we want to prevent water from being trapped between framing members.

The goal of this post is to point out that more isn’t always better - there are a lot of products that aim to solve problems that really don’t exist. We haven’t torn off a properly built deck that was rotting out at the joist tops. We have seen a lot of decks with frames that are rotting at the cut end grain because field preservative wasn’t applied.

Knowing HOW to build a deck is great, but only half of the picture. Knowing WHY you do things a certain way while building that deck is much more important if a long lasting product is desired.

We have had the privilege to complete a lot of interesting and unique projects through the years, but this one still takes the cake as being especially challenging and rewarding - truly one of a kind. Our customer was a high end residential builder/remodeler from Seattle, and collaboration on the design of his vacation retreat was really fun.

During the third round of site measurements for the AGS Stainless, Inc. railing, the AGS designer said this was by far the most complicated rail they had ever fabricated. Since most of our rails are at least partially site fabricated, working with a product that was entirely fabricated off site was a new experience. Measure four times, install once!

Lastly, Brian Ellis Linson and his crew at BL Landscapes did a killer job on the landscape to put the finishing touches on such a special project!

I wanted to highlight, yet again, the importance of properly detailing ledger connections on a deck. If I had a dollar for every time we had to repair damage like this...

What seems like a small detail can make a major difference in the longevity of your deck, and more importantly, your home. Had this been a second-story deck with wall framing below, this could have led to much more significant (and costly) damage.

This frame is ready for control lines and decking. We will cut the joists to length and install the rim when we get 2-3 deck boards away from the edge. We employ this technique whenever we have a step-back in the deck so we end with full-width boards.
