Window or door that binds or won't close all the way, even though nothing looks broken? The frame might be bulging out of place because the house has settled. It's called heaving, and it's worth having someone look before you shop for a new window.

Soft spot in the wood on an old window? Poke it with a screwdriver. If the soft area is limited to one spot, the sash or sill can often be repaired and the window stays. Rot that runs all the way through is a different story.

Window keeps dropping shut on you? On an older double-hung that's usually a broken sash cord, and on a newer one it's usually a worn balance. Both are small parts, and replacing sash cords is one of the repairs we do. You don't need a new window to fix either one.
