I was called by this customer because their AC was not cooling. I found and fixed some issues with the exterior unit. But during my initial inspection I noticed this drain has a few couplers in it. This is a red flag 🚩 that says they have had drain issues more than once. In fact their drain issues have been so ongoing they extended the ovefflow pipe from the eave to go down the side of the house instead of right above of the back door. It was a bit of a challenge configuring this drain due to the wood framing and refrigerant lines but I got it done. This drain will never require being cut in order to address a baked up drain. In addition the gurgling in the upstairs sink will stop. It pays to have service your HVAC equipment. (See comments for exterior drain pictures)

I found this furnace in a closet that the flue was modified to go out the side instead of the top. This hack created a hole where the blower sucked air directly from the combustion. This creates a deadly situation that can pull carbon monoxide and circulate it through the home. Or... it could cause the flame to burn where it's not supposed. This furnace was installed by unlicensed individuals that were firemen. They were definitely not for the job

Today I came across a customer that was looking for a second opinion on his 2 Trane units from 2010. The previous company came out for an AC checkup/ maintenance. 2 salesmen showed up about 20 minutes after their service tech got there. They used a sales tactic I will never ever condone. They used the "Fear tactic." They told him he needed to replace both complete systems and tried to sell him the highest efficiency equipment possible. The homeowner was confused and that's why I was there. After checking out his equipment I found that no maintenance was actually performed. Both units were very dirty, haven't been cleaned in years (but he paid for that company to check them every year) with a couple components out of spec but still functioning. He does have a refrigerant leak in one system, but they didn't list which unit they charged up. After speaking with the home owner and explaining my findings and giving him options he said that no one has ever told him or explained anything about his system like I did. All I did was answer his questions and treat him the same as I do every customer. I'll give you options and recommendations. You can decide which route to take. I'll be honest with my recommendations whether you live in a half million dollar house like this guy or a mobile home like my last customer yesterday. Whatever option you choose I will do my best to take care of your HVAC needs.

Find this old wobbly AC unit during an AC check. Customs said they have had many problem with this one. I can see why. The universal fan motor has an oversized body which pushes the fan blades over an inch out of alignment with the fan shroud. This causes poor performance and efficiency. I like the way one capacitor was taped up so it won't short out and the other used the "mounting box" technique. This kind of repair happens when you don't have fix it. There is only one place a washable filter should be, THE TRASH! This new homeowner has lived here for about a month and this system froze up the worst I've seen this year. When I returned the next day after it thawed out I pulled that washable 1 inch filter out and threw it away! I put in a 4" filter like the system was designed for and educated them on good filter changing practices. This Goodman system is only 3 years old. Now that got them set up with maintenance it should be good for years to come.

Found an interesting one today. My customer lives in a 2nd floor condo and came home to no AC after being gone a month. The downstairs neighbor had the HVAC system replaced about a month ago, the same day my customers Nest reported high temperatures. Found the wires for my customer disconnected inside the chase used by both condos. This picture is of the downstairs neighbors inside unit. You can see the huge holes in the drywall firewall around the equipment. This new unit is pulling air from the attic due to this missing drywall. He definitely didn't have install that equipment.

It's not dead yet! Got this old trane up and running again today. Simple fan motor replacement and cleaning. The lesson I would like to give for this one is that maintenance is important. This one has not been checked since 2012! That coil was so dirty the fan motor burned up. This repair cost about 1/10 the cost of a new system. (Yes, I offered replacement options.)

I was working at a house today and the story about this addition sounded like a episode. The project took ten years to complete. I was here for an issue with the AC drain. After crawling in the attic I was sure something wasn't right. That's when I started asking questions about how long the renovation took to complete. The pictures only represent a couple of the problems. Like the HVAC system connected to the sewer on the wrong side of the trap (can cause sewer gas into the vents) and the electrical for the attic that was never finished. It sure would have been nice to have a power switch for the equipment or a light to see with. The issues just got worse. There were 2 intake vents for the HVAC system and only a way to put a filter on one of them. (Sorry, another filter post! ) This was a zoned system that was missing half the components that make it work right. The rat infestation, the awkward attic access in a different location from original planned, the list goes on. There is more personal issues that probably extended this project also. (I won't discuss them to protect their privacy)

Are you getting tired of posts about filters? I can't help but stress the importance of changing your filters. This customer has lived in the house for 2 years and never changed the filters. They didn't even check them. The reason for the service call was NO COOL on different unit in the home. Found that unit didn't even have a filter in it and the motor burned up and shorted out the motherboard! They chose to replace the equipment and asked if I would check the other 2 units, that's when I found the filter in this picture. Maintenance is very important for your HVAC system. Now this customer is set up with a maintenance plan on all 3 systems and we will be changing those filters for them.

Note: The date on the filter is 11-8-18 and I replaced it with a 20x25x4 filter.

Yesterday was a 3 shirt day! My cooler was almost empty by the time I got home.
