Scrolling through the various Anna community pages and open calls for home repair, replacement items, fence repairs, flooring, painting, and other projects Joseph & Sons offers, is met with various businesses and an onslaught of "sent you a message" undoubtedly overwhelms the author.

Faithful clients of ours are always seen, tagging our business, raising your hands, vouching for Anna, Texas business. I thank you so much and so you know 100% of the time I receive a text, or call asking my prices.

I've lost estimates to companies that have no insurance, no ties to Anna, pr credible Anna neighbors vouching for them. They earn their work by slashing prices to sometimes around minimum wage. By its end, the estimate doubles, the materials are junk, the work quality shameful, and wrong- done without any idea what code requires.

Update.

I took a year off after injuring my hand and enrolled in criminal justice courses, unsure I would ever rehabilitate my hand. No matter what I do with my degree, I will always be available for the 313 clients who have become like family over the last several years. Thank you for all your prayers and well wishes and thank you for being such great people.

The Price is Right.

A great friend and constant client of both our commercial and residential Handyman Services sees a post in the Anna Group Page and tags us to recommend our services. Her comment is lost to a stack of local contractors who are doing their best to stand out and win this potential client's attention. I add a promise "We cost less than every business listed," which seems like a trick, or a lie. How could we possibly know we cost less? Because for two years, it's always been us they hire.

We have been hired on EVERY estimate we participate in because our prices are lower than anyone else who shows up with a bid. Our prices reflect honest labor, minimal work, and the correct practices. We also don't ask more than the national average for a particular job, as we always research what the average is. This is our community, and not a place we drive to, to clock in, but where we live, where we go to church, where our children play, and where our clients are our friends.

This last week we showed up to his daughter's home in Anna. Dad was overseeing estimates for a leaking shower pan. The company highly recommended in the post he created sent a worker who acted as a medium between Dad and his boss., where every question Dad asked was met with confusion and then a call to his boss for the answer. Ultimately the boss quoted $3,200 and required tile being cut, and replaced, a new shower pan installed. Never mind the glass doors would also have to be taken down and reinstalled.

We sent our owner, Joseph, over who made no calls, who was able to quote without any second opinion and without any YouTube tutorials.
He knew, and explained, all the parts he needs, all the steps he would take, then quoted materials plus labor at $300. And before any money exchanged, Joseph purchased the parts so there was no waiting beyond the weekend.

He didn't need to cut tile, remove doors, or rip up a shower pan, but repair a simple piece in the drain that took less than an hour. While there, and what happens every time we work, another repair needed looking at that didn't need a new sink like they believed, but simple recaulking.
And the price barely changed.

The difference in pricing at Joseph and Sons Anna Handyman Services comes in 25 years of situations that needed quick resolve. At homes like his mom's house, where a single mother needed her son's help, she couldn't afford to call a professional and needed the work done quickly. At just 14 year's old, Joseph's purpose was born; to help fix anything he could for the least price possible, using materials that last the longest. He learned the best tools for any job, keeps himself knowledgeable about new technology, and seeks the least invasive processes, saving all who hire him as much time, and money, as possible.

We've seen homes built in haste, whose finish carpentry is pitiful; whose crown moulding doesn't match or was forgotten; whose sinks are falling down into the cabinets, whose doors are improperly hung. Joseph has been to homes wet with fresh paint, whose homeowner is in tears at what's left undone. Until that time comes, we do what's right and sometimes that means we make thousands less than we could have. The people in our community deserve to keep their hard earned money and deserve to be treated with respect, in their reliance on honest contractors with a love for thy neighbors.

Out with the old..... in with the new!

It's wonderful what a little bit of TLC and stain can do to a dock that sits over a pond. See the before and after photos below.

We used Behr Premium Deck stain in Pinto White and Desert Sand. It seems thin at first but offers good coverage in the initial coat.

3200sqft of flooring and the 'Vertical Method'

We've completed the flooring for this beautiful new home in Van Alstyne using a flooring the Vertical Method which makes the floor look as if it is one continuous floor. This also eliminates the need for thresholds because the flooring doesn't change from one room to the next. I believe, as a helper of our company president, Joseph, this is as clean and perfect as it gets.

The flooring began with a three hour plan that starts in the center of the home, for both floors, where he measures how many cases of flooring will be needed. 144 cases of luxury vinyl flooring later, with twenty hours labor, the floor is in and ready for the next phase.

This home is not yet powered by electricity, which means the 108° weather made this floor unsafe to install, at times. I pray anyone who works in these high temperatures is aware of heat stroke and dehydration symptoms before its too late. I can say we pushed ourselves beyond what we should have, many times, at the sake of a client with an excited heart to move into her dream home.

As a rookie of carpentry, it's amazing to watch Joseph work. He's so focused on his work being correct, so intricate, and so experienced, it's entertaining to see him working. He cares in a way that profiteers don't, giving advice about what went wrong and even volunteering himself to pick up where others failed, which I believe is a call to character, rarer than his ability to build or repair, anything that he's tasked with.

Flooring, painting, lighting, drywall repair, fixtures, windows, doors, baseboard, crown, cabinets, plumbing, tiling, and the list of what he's great at doesn't seem to end. I am so fortunate to be next to him, learning how technique makes the man, how tools and technology make the difference, and how one person can be all a client needs. The best advice I can give is to hire his business while there is time.

Why?

Because we offer a great deal of services, we are typically contacted to begin with simple projects like mini-blinds, or painting an accent wall, hanging a ceiling fan, or fixing a garbage disposal. Two hours later, when the job is done for sometimes half the cost of other estimates, our clients are bewildered at why we don't charge more, especially considering the work is perfect.

To their confusion we offer a simple explanation; we charge what we charge to afford a very simple life; we are able to charge less because we don't need to pay employees, doing all the work ourselves; most importantly, because rates are easy to locate with a Google search and we are right at the average,

When we provide an estimate, we aren't looking at 'WIFM' (What's in it for me?) and are not looking at the cheapest materials that create the largest cushion; that's the thought pattern for greed, for selfish ambition, and will eventually wear down the business as it loses clients to businesses like ours, who operate in truth, integrity, and care.

Our clients receive a problem-solving experience where the options for materials range from very inexpensive, to high-end luxury, that is left up to the client to decide. Once the materials are chosen, we ask ourselves the outcome of time, experience level, and the degree of technical ability, then look at the average rate across the nation, to double check our rates are reasonable, Most of the time we average around $85/hourly up to $150/hourly, depending on the problem being solved. For example, ceiling fans that need to be replaced are $85 whereas a ceiling fan that needs a hole in the ceiling with new wiring, and dimmer switch, would be slightly more. The point of an estimate is to gain a new client, who never needs to worry about finding another handyman, painter, builder, or helper, with anyone else,

100% of our clients have used us more than once, 85% more than twice, 68% more than three times, 48% more than five times, 33% have used us more than ten time Why do you use a business more than once, it's all the same reasons; great price, great work, great experiences, and above all, they solve problems.

Today, we onboarded a new client who shared with us estimates across an entire project, including jobs we have not been hired for. These subcontractors who are gouging our new client will be replaced as we talk with our client about how to search for average rates and turn the table with what they're willing to pay. It is not a smart strategy to take in several estimates and hire the lowest rate, or hire who you've had a nice conversation with, nor is it good practice to hire the first person who comes along.

Instead, we want to inspire homeowners to understand the world of paying for a service as paying for a professional to solve a problem, and not create one, who should be charging what is near the national average, We hope you'll create pleasant relationships with individuals who know their trade well; who care about their work as if it were a piece of art, and not their most recent scam; who do their part to take care of your home, like it was their own, offering to help, going the extra mile, and even refusing to charge you for simple things. We have a saying around our business about what we charge to change a lightbulb...the answer is, 'we wouldn't charge you anything.'

We live in a world where homeowners want to place their personalities in every room, where home ownership changes and improvements are made, where new homes are built every day. Joseph & Sons Handyman Services of Anna

In this photo a broken clay pipe was repaired by pouring concrete over it. Unfortunately, this repair didn't work as expected and the sewage continued to create problems in, and around, the damaged site.

Joseph began by using a chisel to remove all the concrete and replace the broken areas with new parts. This repair took less time than removing the concrete.


Sewage is nasty! It's repairs are necessary for a good quality life. No one wants to have instructions given when they need to use your facilities on how to flush, what not to flush, or worse, when you flush, it doesn't.

Outside, a pond of raw sewage pooled into a space the size of bathtub, attracting bugs, worms, and some of the ugliest unknown species of tubular parasites we've ever seen. To see squirrels attempting to drink it and hundreds of bees die in it, gave us all the more reason to fix it immediately.

If you have a toilet problem the water is creating damage in the air, floor, walls, ground, and environment. You may be embarrassed or believe repair is too expensive but ask us and let us work with you on the real numbers.

Recently, a new client of ours contacted us for hanging new barn doors in a few weeks. When we offered electrical, plumbing, flooring, painting, and another dozen skilled trades, we learned she needed a new garbage disposal, a toilet seal replaced, and a tub drain looked at. What we also learned is her plumber couldn't show for three weeks and the cost was tragically higher than ours. What's best is the toilet wasn't fastened correctly and the drain needed a quick adjustment. We were able to show the following day and complete the work in a few hours and from it a new client who has hired us twice in less than 10 hours.

The greatest difference between Joseph and Sons is how we value repated clients, having none that have hired us only once. Our work week is returning
