For multifamily, Studios and 1-bedroom units rent faster than the larger units.

Have a building that has large floor plates? Cut a lightwell in the middle to get more natural light in the center of the building.

In honor of the 2nd anniversary of OMUS Architecture, here is a project for which we were recently engaged to provide a new front facade for this deteriorated retail building in Lindale, TX. The goal was to provide more glazing and to have a new and taller front facade. We provided the client a couple of options to chose from. So far they liked both! Which one would you pick?

I went to another event organized by the Urban Land Institute at Park City Club to learn about AI in the construction and design industry.

Key take aways:

Before implementing a software or technology such as AI, re-analyze the production processes.

AI is just a tool and it only produces a best guess. The more defined the input is, the better the output guess.

Most design AI softwares will keep the design and idea rights plugged into or generated by the software. This means they can keep anything that is yours or your clients. Be careful!

Do you own a pier and beam home and want or need to have a curb less shower in one of your bathrooms? That means you probably have a tub or a curb to your shower and you want to get rid of it. Traditionally, in order to do so, you would have to make structural modifications to the floor joists to accomplish this. However, there are a couple of products that could give you the option to remodel your shower to be curb less without floor structural modifications. One is a structural prefabricated shower pan and the other a structural underlayment.
