Here is another mixed-used project by OMUS Architecture. This is not the typical high-density multifamily building built to the property lines in a dense urban setting. This is a hybrid between that, and a garden style layout.
In this project, there are 8 buildings that vary between 4 and 5 stories and have a total of 330 Multifamily units. Half of the buildings have parking space at the ground level and the other half have commercial space for retailers. We were commissioned to design the units per the owner's requirements as well as the building plans. The exterior design and rendering was handled by another company.

Yesterday, I had the opportunity to attend the BisNow DFW Experential Retail & Mixed-Use Summit at Texas Live Arlington, Texas.

A few takeaways:

Approximately 123,000 people are moving to DFW per year. This creates a strong demand for the retail sector.

In DFW, 73% of apartment renters prefer to live in a mixed-use community.

Success in commercial real estate is defined by the businesses’ long term success, which leads the long-term leases.

Super excited to have been part of the design team for this mixed-used project in Corinth, TX!

OMUS Architecture was commissioned to provide the building and unit floor plans for this 5-story, mixed-use building. The ground floor will be retail and the upper 4 stories will be multifamily residential. The design scope included providing detailed building plans for all levels and developing typical unit plans ranging from studios to 3-bedroom units.

The client provided us with a target unit mix and a building footprint. We were able to fit the requested number of units—a total of 60 multifamily units—at the target square footage. This was achieved through meticulous planning, including designing typical unit plans per FHA standards

While OMUS Architecture focused on the internal building and unit design, the exterior design and rendering was handled by others. We coordinated closely with these consultants to ensure the floor plans aligned with the conceptual exterior vision.

Construction progress of this office building addition and renovation in Garland, TX. We expanded the footprint of the building to maximize its allowable area, created a new interior layout for two different suites, and designed a new facade to give the building a contemporary and modern look. The client is VERY happy with the design and progress thus far!
