The plumbing decisions in a remodel get made before the first tile comes down, not after. Moving a sink, adding a bathroom, or swapping in new fixtures all depend on what the pipes behind the wall will allow.

Fall is the practical time to start. Contractors have more room in their schedules than they will later in the year, cooler weather keeps projects on track, and sorting the pipes early prevents the mid-project delays that derail a timeline and inflate the budget.

Bring us your plans before demolition, and we will map out the plumbing side with you at www.jrplmbg.com/contact-us. You can also reach us at 817-572-9400.

Fall brings a few plumbing issues that catch homeowners off guard. As the ground cools and shifts, tree roots reach toward warm sewer lines, older pipes contract with the swings in temperature, and drains that struggled all summer finally give out.

Slow drains are usually the first warning. A sink that empties sluggishly or a tub that backs up often points to a clog building deeper in the line, where a plunger cannot reach.

Catching it early keeps a minor blockage from turning into a backed-up main. Learn more at www.jrplmbg.com.

Your water heater is an often-forgotten but critical component of your plumbing system. That’s why checking in on where it stands in its life span can help you avoid a stressful surprise.

Many traditional tank water heaters last around 10 years, though life span can vary based on installation, water quality, usage, and maintenance. Here are a few signs your water heater may be aging:

💧 Inconsistent or limited hot water - A common sign of age is that hot water runs out faster than it used to or the temperature changes unexpectedly.
💧 Higher energy bills - As a water heater ages, it may have to work harder to heat water. That drop in efficiency can lead to higher utility costs over time.
💧 Rusty or discolored water - Rust-colored hot water may indicate age-related corrosion in the tank or at plumbing connections.
💧 Unusual noises - Popping, rumbling, or banging sounds often happen when sediment collects at the bottom of the tank and interferes with heating.
💧 Leaks or moisture around the unit - Any visible leaking should be addressed quickly. A small leak can turn into water damage, and a leaking tank often means replacement may be needed.
💧 Frequent repairs - If you are frequently repairing your water heater, that could be a sign that your heater is getting up there in age.

So, if you’re not sure how old your water heater is or whether it’s time to repair or replace it, don’t hesitate to book a service with our team. We’d be happy to take a look and walk you through your options.

A hidden leak rarely makes noise. It shows up as a water bill creeping up for no clear reason, a warm patch on the floor, or water pressure that has slowly dropped off.

Behind a wall or under the slab, that same leak can soften framing and flooring long before a single drop reaches the surface. The earlier it is found, the smaller the repair.

We can pinpoint the source without opening up half your house. Schedule a quick visit from us at www.jrplmbg.com/water-leak-repair.

September 22 marks the first official day of fall, which makes this transitional point in the year the perfect time to give your plumbing a little extra attention before colder weather settles in.

That’s why we wanted to share a quick DIY plumbing checklist that you can use to check in on your home’s plumbing this fall. Here’s what we recommend taking a look at:

🍂 Check for leaks around faucets, sinks, and toilets. Look for dripping faucets, water around fixture bases, running toilets, loose toilet bases, or damp spots under sinks.

🍂 Inspect exposed pipes. Take a look at any visible pipes and watch for corrosion, discoloration, moisture, cracks, or bulging.

🍂 Test your drains. Run water in the sinks, tub, and showers to see how quickly they drain.

🍂 Check your water heater. Look for rust, corrosion, moisture around the base, unusual noises, inconsistent hot water, or signs that the unit is working harder than usual.

🍂 Disconnect and drain outdoor hoses. Before freezing temperatures arrive, disconnect garden hoses and drain outdoor faucets when needed.

Notice any issues or just want help getting your plumbing ready for the season? Don’t hesitate to book an appointment with our team. We are here to help.

A water heater takes it easy in summer, heating warm water in short bursts. Fall puts it back to work around the clock, and that jump in demand exposes a tank that was already wearing out. Most last eight to twelve years, and the older yours is, the less margin it has.

Two things quietly wear a tank down. The first is sediment, which settles at the bottom and forces the unit to run hotter and longer just to keep up. The second is a failing anode rod, a part designed to corrode so the tank does not, until it wears out and the tank starts to rust in its place.

Popping, rumbling, or hot water that runs out sooner than it used to are all signs your water heater needs attention. Schedule a tune-up at www.jrplmbg.com.
