Hello, friends. Though I am presently out in California, I have been following the weather reports for the greater metropolitan Washington, DC area. Wow, it’s cold there! I saw this post from Loudoun Water relating to some easy precautions you can take to avoid experiencing a burst pipe. Be prudent, be aware. If you turn on a faucet and suddenly get little to no water stream, you may have a frozen pipe. Attend to it before it bursts. Don’t forget to check non-living spaces such as basements and garages that are located under bathrooms. Keep warm!!

As temperatures dip over the next few days, make sure to take precautions to avoid frozen pipes and meters.

Local friends: As you know, our area has experienced significant rains in the past 48 hours. Yesterday, One of my clients experienced a ceiling collapse due to a roof leak. If you see water damage and any bulging of the drywall, put down some plastic and a bucket or container to catch water (even an old towel will work). Then take a screwdriver and make a couple holes in the drywall. This will allow the water to pass through. Saturated drywall is very heavy and can cause injury. Last night's winds were brutal. Wind gusts were recorded up to 60mph! The wind stopped my little dogs in their tracks and even knocked Coco right off of her feet. Twice I even had to brace myself ..... I am fairly certain it might have made a great funniest home video since we were unharmed.

Northern Virginia followers, were any of your homes damaged by recent strong winds? I am posting today to recommend that you be very cautious regarding who is hired to perform the repair. Don't accept a mismatched repair unless absolutely necessary. So many contractors and handymen crews will take a short cut and expect you to be satisfied with a newly installed product that doesn't match. Different shades of shingles, manufacturer, profile and color of vinyl siding are a couple of the frequent short cuts that some repair techs will install on a damaged home. Where possible, demand that the newly installed material be of the exact specifications of the existing material. Depending upon the level of damage or the type of material required, it may be wise to file an insurance claim to replace the entire roof or an entire elevation of siding, as examples. In some cases, the insurance company will pay to replace the entire system (roof, siding). This weekend's brutally cold weather can wreak havoc on a home's plumbing. Take precaution - open cabinet doors under the kitchen sink and bathroom vanities to provide for added warmth, open faucet to a very slow trickle for plumbing along outside walls, and insulate pipes with approved wrap if you have an opportunity. Be particularly mindful of properties with bathrooms located over garage space. They may be the first to freeze. If you notice reduced water flow in a particular area, consider using a hair dryer to thaw out the pipe. Never, ever use a blowtorch yourself.

It is important that window and door openings be caulked both inside and outside. This ant trail enters a client's kitchen through a tiny hole the size of a pin head. We at Diamond Renovations are not pest control folks, but in some cases we can assist in keeping out both cold air and ants. :)
