In Brambleton, outdoor living has always been part of the neighborhood. At West Park III, it's part of the homes, too.

When Heritage at Marshall first opened nearly five years ago, it was a new collection of homes taking shape just steps from Downtown Marshall. Since then, streets have filled in, neighbors have moved in, backyards have become gathering places, and what started as a new community has grown into an established neighborhood.

Along the way, Heritage at Marshall was named the 2024 Community of the Year by the Home Builders Association of Virginia, recognizing the community that had taken shape, from the design of its homes to the lifestyle created around them.

Part of that story is what residents have right at home: spacious single family home designs with private backyards and flexible layouts, plus a clubhouse and outdoor pool, walking trails, tranquil ponds, and wide open green spaces throughout the neighborhood.

And that neighborhood extends beyond Heritage itself. Residents can walk into Downtown Marshall for local restaurants, cafรฉs, and boutiques, while nearby I-66 provides easy access to destinations throughout Northern Virginia. It's a combination of space, community amenities, and walkability that can be hard to find in one place.

Did you know Van Metre's very first homes and Niche at Villa Park are just a few miles apart?

In 1955, Van Metre broke ground at Burke Lake. Over 70 years later, we're still building in the same corner of Fairfax County, this time in one of Springfield's most established areas.

Just off Backlick Road, in the same corner of Springfield where Niche at Villa Park now sits, Brookfield Plaza has anchored this stretch since 1960, predating the I-95/I-495 interchange and Franconia-Springfield Metro station. Today, its 46 shops and restaurants sit all within walking distance of Niche at Villa Park's 40 new townhomes.

That existing connection continues inside the community, where sidewalks and trails will lead to a central recreational area and tot lot, then link outward to the green space and sidewalks already surrounding the site.

Some builders pick a site for what they can put on it. We choose this one partly for what was already there, and because we've called this county home since before most of it was built.

Since our founder Al Van Metre started this company, one thing has stayed constant: leave a place better than you found it, especially while you're building on it. That's meant keeping construction sites clean and safe. It's also meant finishing community amenities early, so homeowners don't have to wait years to enjoy the neighborhood they bought into.

At P2 at South 620, we took that a step further. Landscaping, walking trails, a community lawn, and a tot lot were all complete before construction on the first home wrapped. So when our first homeowners moved in, they weren't moving into a construction zone with a promise of what will be. They were moving into a neighborhood that was ready to walk, play, and gather from day one.

It's the kind of detail that's easy to overlook and hard to deliver, but it's part of what makes a place feel like home from the start.

Historic Main Streets, like the one running through downtown Historic Manassas, were platted with narrow lots on purpose. Narrower frontages meant more homes could fit along the block, which is part of what keeps a downtown walkable and human scaled. You can see that same pattern at Ashberry with the Shea 24-R2, a brand new row of single family homes on that same historic Main Street.

The frontage stays narrow to match the block it's on. All the square footage goes back instead of out: a main-level study, up to four bedrooms each with their own walk-in closet and full bath, and a primary suite with room to spare.

That same design choice is also why you won't find a traditional backyard here. The home's depth uses the space a yard would otherwise take up. In its place, individual lawn care is included in the HOA, so you get single family living with less upkeep.

We've built in Manassas before, and we don't treat its history like a backdrop; we used it to shape how this home was designed.

At Hiatt Pointe, we partnered with Brookfield, to design a clubhouse around one question: how do 55+ buyers actually want to spend their time.

Everyone falls in love with model homes, and now you can own one. This is the Samson 36-F2 that served as the model home for West Park IV since we opened in 2023, finished with details that showed the floorplan at its best, and now available as we bring the community to a close.

Custom paint runs through the entire house, and the garage was finished with an epoxy floor, while upgraded flagstone leads you up the walkway, porch, and front steps.
