This was two fold.. mold on the sill plate and rim joist for exterior grade issues and mold from a leaking toilet. Both confirmed with third party lab testing.

Mold doesn’t discriminate. It affects 1 in 4 people and the sad part is most of those people never think mold is the culprit.
