The last and final step….staining the beams.

Pressure treated pine needs to have a moisture content of 15% or less before a stain or paint can be applied. Painting or staining wood with moisture levels above 15% will lead to trapped moisture, which causes paint failure, bubbling/peeling paint and mold/mildew growth.

Make sure your contractor/painter is checking the moisture levels prior to coating, especially with pressure treated wood!

We swapped out two 8x12x10’ beams today that were infested with some type of boring beetle, that came with the wood when it was originally installed.

Our supplier messed up and sent the beams to their other location, 1.5 hours away, and not the one 20 minutes from the job-site.

I made the 3 hour round trip to pickup the beams and hand deliver to the crew. Whatever it takes! We were done by 2pm and the pool is back open for business.

The end goal for all projects, big or small, is always the same….make our clients happy!

We proposed to cut the EIFS and install a large 4’ x 8’ porcelain slab as a heat deflector/stain hider. It was a pretty costly project, especially when working in a mid-rise building with the access challenges they provide.

Our client opted for a more affordable option of just painting it. We cleaned the soot stains from the wall and then applied two coats of Elastomeric paint.

Depending on how much they use the grill, this may be an annual gig😁

A recent repair down in the city in between the rains. The asphalt and concrete was degraded due to excessive water flow and pooling, mainly from faulty gutters.

We poured a few curbs and redid the entrance to the garage, with a linear swale to keep water out of the garage and flowing to the drains.

The next phase will be rebuilding the support columns once the engineered drawings are done, and then waterproofing the open air courtyard which sits directly over part of the parking garage. All of this damage was created by Mother Nature and a little bit of neglect.

We installed (2) 10’ long temporary shoring walls today while we wait for some large 8” x 12” beams to be milled.

2 of these beams were infected with some type of a boring beetle. These beetles apparently do not travel that high off the ground, so it’s believed they were in the wood before it was installed.

The beetles and their home will be relocated to the local landfill is 6-8 weeks!

This project was to repair and prime the bathroom ceiling only. The client opted to paint the ceiling themselves. We at least left them with a nice and clean, blank canvas to work with😁
