Hey everyone, so heads up! Major code change in regards to 2 families, state wide. 2 families are no.longer grouped with singles. All commons now must be interconnected. If smokes can be used, they are allowing for wirelessly connected smokes to be used, if it has to be Heat sensors, then it must be hardwired. It's a little confusing, but most 2 families, including those that recently sold, are not going to be up to current fire code. Call me for a free quote! 508-768-5550

Inspector is on vacation, and no one is covering. He is working untill 8pm tomorrow, so call today!! Oh ya, and we're getting 12-18 inches of snow tonight, should be fun.

Well written Email I got earlier.

"I want to make sure you're aware that Gov. Baker has rescinded his temporary deferral of smoke and CO2 inspections effective July 10th.

What does this mean?

If you have a purchase and sales agreement that has already been signed, the loan is in process or has already closed - your borrowers have 90 days from July 10th to obtain the smoke and CO2 inspections from the local fire department.
For purchase and sales agreements signed on or after July 10, 2020, smoke and CO2 inspections must be obtained prior to closing.
What if the sellers refuse to have the inspection because of COVID-19 concerns?

A seller will have no option of deferring the inspection until after closing. A closing would need to be postponed until the smoke and CO2 inspections are obtained.

Hi Everyone!

Tomorrow Governor Baker will be rescinding the Emergency Order that allows parties to defer the smoke and carbon monoxide inspection until after closing.

The smoke and carbon monoxide emergency order is one of eight orders that are scheduled to be rescinded in the coming days. This marks a significant step forward in the reopening of the state.

Buyers that agreed to defer inspections now need to reach out to the local fire department to schedule the required inspection by Thursday, October 8, 2020.

Charlton- Booking inspections starting 5-26-20
Spencer-Yes, must be vacant, or occupants must not be present during inspection, leave check on counter.
Leicester- Yes, booking inspections
Grafton- Yes
Dudley- yes
