Mira is a 12-unit missing-middle development in East Austin that includes two affordable, four-bedroom homes and that has earned a 5-star rating from Austin Energy’s Green Building Program. As the city’s evolving zoning policies begin to take effect, the project offers a clear example of how thoughtful, livable density can be realized.

Organized into six duplexes, the buildings are arranged around two heritage pecan trees at the center of the lot, creating both shared and private green spaces. The exterior palette is composed of earth tones, with subtle variations between units that complement brick bases sourced from the local Elgin plant.

Our team took on multiple roles throughout the project, leading site planning, providing full interior design services, and working through the new legislation that enabled this level of density. The outcome was strengthened through close collaboration with an exceptional group of partners, including AusBos Social Housing, Consort Engineering, for Building Performance, and builder .

New concept image for a project outside Kansas City. This one has been in the office for several years and gone through a few iterations. The final version is a one story volume that navigates the site’s steep grade by floating above it, rather than excavating into it. Hoping to get it PHIUS certified. We’re excited to see it moving forward with a great team.
