👋Hey friends! Next week, the pristine Roy Creek Canyon faces a critical moment that needs our collective action. The Mirasol Development's proposed plans would surround these springs and could impact water quality and flow, fragile wildlife, and nearby public spaces. 🦋

⏰What's at Stake? The Hays Trinity and Southwestern Travis County Groundwater Conservation Districts are set to decide Mirasol's fate. D have submitted draft permits are on the table, determining how much groundwater Mirasol can pump. This directly affects nearby springs, Hamilton Pool, Pogue Springs, Westcave Preserves, and Reimer's Ranch, home to endangered species.

🤲Why It Matters? Mirasol's ambitious project includes a 70+ room luxury hotel, 30 rental casitas, 2 restaurants, and 40 to 50 homes in an area surrounded by conservation arealands and parks! Water use wcould strain the Pedernales River, impacting Lake Travis-a major water source for Austin! , before switching to groundwater during drought.

😍How You Can Help: Let's rally for our springs! Show support at the hearings or email your concerns to the groundwater districts. If you love these parks and preserves, your voice matters! Save the Pedernales stickers will be available to wear in solidarity. Let's pack those rooms and keep an eye on the developers!

Applied for a permit to install some tankless water heaters on a project over 3 weeks ago. All I get is 🦗

Meanwhile I see the city council is furiously tackling the issue of declawing cats.

I can’t make this up.

Those of you with exterior mounted tankless hot water heaters that are leaking water after freeze, there is an easy way to shut off the water to the unit while keeping cold water running in house.

Underneath the unit you will see a valve handle on the cold water line feeding the unit. This is an isolation valve.
Use this to shut off water to the damaged tankless water heater until the cavalry arrives.
I’m still trying to get back to Texas, hopefully tomorrow.

I’ll be rounding up parts and will do what I can to help friends, neighbors clients with simple plumbing repairs. I’ve been granted an allotment of 3 exterior Navien tankless water heaters and will try to source more.
