Developing raw land is relatively straightforward since you aren’t dodging existing obstacles like old concrete, buildings, or active utility lines.

But a parking lot carve-out? That’s where the real strategy comes in\!

To pull it off, you have to navigate:

1. Demo permits and safety fencing
2. Surveys and precise saw cuts
3. Strict city working hours and quiet times
4. Complete step-by-step coordination with local officials

The site was a former parking lot with existing flex base. Soil plasticity index required us to go 24 inches below the subgrade, bring in engineered select fill, then dig out the footings and grade beams before a single yard was placed. First pour went in and we left the rebar exposed.

That’s called a cold joint. Two sections of concrete poured at different times that can shift independently when the ground moves, the surface moves with it instead of cracking against it. Less cracking. Fewer chips. Longer lifespan.

None of that happens without the right process, the right engineering and design, and the right people on the ground executing it.

Our team made sure all three were in place before the first truck ever rolled.

One of the first stick-built Smalls Sliders. Drive-thru and walk-up only. Attached canopy seating.

Our team started with all the due diligence, locked in the site, then took it through architectural, structural, Civil and MEP design to get here.

What you see is the result of all that work before a shovel ever hits the ground.

At 2am our whole team showed up, including our President Jeremy Smith🔥

From demo to dirt to foundation, our team put in the work to get here. The day came to pour and we were ready, total of 650 cubic yards of commercial concrete placed and finished.

We deliver on time. We focus on quality. Straight curbs. Clean formwork. Excellence in every phase.

758 cubic yards out. 650 poured back. Site prep on a commercial pour starts long before the trucks show up. Design contours, green space requirements, standby engineer, all locked in before a single shovel hits the ground.

CITADEL handled due diligence, design, and permitting. CitadelX took it from there. Demo, dirt, foundation, concrete pour. Two teams, one project, zero handoff issues.

5,000 sq ft multi-tenant shell. 7 Brew on the end cap and never built like this before. Concrete is in the ground.

North Garland Avenue, Garland, Texas. QSR build. Ground up construction. Garland is getting a 7 Brew Coffee and we are the ones building it.

The work you do not see every day. While most people go about their morning this team is already on site, container coming down, hands on every inch of it until it lands exactly right.
