Labor Day weekend prep, in order of what actually matters: check your grill's gas connections for leaks (per NFPA, this is a leading cause of grill fires), test your awning or screen if you have one, and don't skip the bug spray — mosquitoes are active through October here.

Full checklist on the blog if you want the complete list.

Awning, motorized screen, or pergola? They get lumped together, but they solve three different problems. An awning is fast and affordable for sun and a passing shower. A screen is the only one that actually stops mosquitoes. A pergola is the only fully enclosed option built for real weather.

We laid out exactly which one fits which yard, one week before Labor Day.

Every Labor Day cookout has a moment where someone yells "grab the plates, it's raining!" We looked at what actually tends to go wrong at Capital Region backyard gatherings this time of year — and what stops each one before it starts.

Two contractor quotes for the same motorized screen project can land at the exact same price — and represent completely different systems.

One might include a certified wind rating, keder-edge retention, and a properly planned electrical circuit. The other might be quietly skipping one or more of those to hit the same number.

We wrote up what actually drives the $15K–$45K range in this market, and the five specifics worth comparing on any two quotes before you sign anything.

Most screen marketing shows you the mesh. It doesn't show you what's behind it.

A motorized screen is a continuous-duty motor running a real electrical load — the kind code says needs its own dedicated circuit, planned before the walls close up, not wired in as an afterthought.

It's also rated for wind, and that number means something specific: not "it can survive a hurricane," but "it has headroom during an ordinary nor'easter that a cheaper system doesn't."

We wrote up what actually determines whether a system holds up in year eight — including a real, checkable state building-code approval number, not just a marketing claim.

Cornell puts our frost-free season at about five months.

Be honest — how many of those five months does your patio actually get used?

We wrote about why the gap is bigger than the calendar suggests, and what actually closes it.

Here's something almost nobody selling patio screens in this region will tell you.

The standard screen fabric — 18x14 — is the same one sold in suburban Ohio. It stops mosquitoes. It does not reliably stop black flies, gnats or no-see-ums, because those come through an opening a mosquito can't fit.

If your property is anywhere near the Hudson, the Mohawk, wetland, or the river flats, you already know this. You've sat outside in June behind a perfectly good screen and still gone in.

The fabric that solves it is 20x20. It costs you a little airflow. That's the trade, and for most properties around here it's worth making.

We wrote up the whole mesh decision this week — insect, solar and vinyl, with the actual published numbers rather than adjectives.

There's a specific evening every Capital Region homeowner with a patio knows.

The food's ready. The table's set outside. And somewhere between the first plate and the second glass, everyone quietly agrees to move indoors. Nobody announces it. The mosquitoes show up, or the sun hits the angle where the west side of the property becomes unusable, and dinner finishes at the kitchen island.

Most people assume that's just what a patio in Upstate New York is.

We wrote something this week for Albany County homeowners who've started wondering whether it has to be — including the part nobody mentions in August, which is that the calendar for doing anything about it this year is roughly ninety days wide and already closing.

Honest version. Including when the answer is no.

Most outdoor-living websites don't publish prices.

There's a polite reason for that (projects vary, every property is different) and a less polite reason (the absence of public price information is also a sales tactic, and the homeowner who shows up to a consultation without a reference point is at a structural disadvantage).

Here are the honest numbers for a Fenetex OneTrack motorized retractable screen system installed in the Capital Region.

Range: $15,000 to $45,000 all-in.

Most three-to-four-opening projects on existing patios fall in the $20,000-$30,000 mid-tier.

What determines where a specific project lands:

• Number of openings being screened
• Dimensions per opening
• Mesh specification (insect, solar, privacy, clear vinyl, wind)
• Automation level (manual remote vs. smart-home integration)
• Housing finish (standard vs. custom color)
• Any structural prep on the existing pergola or patio

The math on what the money buys:

A $25,000 mid-tier install delivers roughly 5,000 additional hours of usable outdoor time across its 15-year service life. That's about $5 per hour of recovered outdoor living. Restaurants, vacations, and hobbies routinely deliver experience at multiples of that cost per hour.

Compared to a four-season room ($75K-$150K) or a traditional screened porch ($30K-$60K), motorized screens deliver more flexibility at lower total cost — for households whose use case is open-patio-with-on-demand-protection rather than permanent enclosure.

New on the blog: the full six-factor breakdown, three real Capital Region configurations with their typical pricing, the five categories to check on any competing quote, and the honest investment math.

If your patio faces west, you already know about the 4:30 PM problem.

It's August. The day was warm but reasonable. You had it pictured: late-afternoon coffee outside, the book you've been meaning to read, an hour of peace before dinner.

You make it about twenty minutes.

The sun, which used to be straight overhead and shaded by the pergola, is now low and horizontal. It comes in laterally — under the pergola, around the eave, through every opening the overhead structure doesn't cover. The patio stones, which absorbed heat all day, are radiating it back at you from below. The glare makes the book hard to read. The w**e in the glass goes warm in eight minutes. By 5:15 you're back inside, the patio empty, the late afternoon — one of the most desirable outdoor windows of the year — surrendered.

For a west-facing Capital Region patio, the math runs to 150-250 lost hours per year across the eight-to-ten-week peak window.

Meanwhile inside, the same west exposure is loading the building envelope with solar radiation. The AC works harder. The cooling bill at the end of August reflects what the system did during the hours the patio sat empty.

The U.S. Department of Energy and PAMA have documented that exterior shading reduces residential cooling energy use by 20-30% during peak sun hours.

The technical answer is solar-spec mesh in a motorized retractable system — an 80-90% sun-blocking weave that drops the radiant heat, eliminates glare, preserves view, and reduces the cooling load on the building behind it.

New on the blog: the full energy math, the seasonal pressure table, and what changes when the late-afternoon hour stops being unusable.
