Another contractor started this project... I was hired to make it right.

This composite deck had major installation issues that affected both the appearance and the structural integrity of the deck.

Here's what was required to correct it:

✔️ Removed and reinstalled the composite decking and fascia
✔️ Corrected framing issues and leveled the deck (it was 1" out of level in just 4 feet)
✔️ Replaced improperly installed vinyl columns with pressure-treated 4x4 posts wrapped with Kleer PVC wrap for a solid structural connection and finished look.
✔️ Relocated the posts so they lined up correctly over the supporting beam
✔️ Installed new TimberTech railing to accommodate the deck's unique angles
✔️ Furred out portions of the framing so the decking and railing system could be installed properly
✔️ Re-cut and installed clean, tight fascia and decking miters
✔️ Reinstalled the decking with properly installed plugs for a clean, finished appearance

One of the biggest concerns was that the original railing posts were not properly anchored into the deck framing, which is critical for a safe, sturdy railing system.

Composite decking and railing systems require careful planning, proper framing, and attention to detail. When those steps are skipped, the result can be uneven surfaces, poor fit and finish, and potential safety concerns.

The homeowner now has a deck that is level, structurally sound, and finished the way it should have been the first time.

For this project, we wrapped a structural beam in solid red oak and finished it with a matte polyurethane to showcase the wood's natural beauty while providing long-lasting protection.

This wrap-around mahogany porch and screened-in back porch got a full restoration just in time for the season!

The wood had become weathered and faded over time, so we carefully sanded the entire porch surface down to bring the mahogany back to life before applying a fresh protective sealer to restore the rich natural color and protect it. We also repainted the skirt board trim and touched up the details to give everything a clean, finished look.

To complete the transformation, we pressure washed the stamped concrete patio and all surrounding sidewalks, removing built-up dirt, mildew, and discoloration to brighten up the entire outdoor space.

Another project completed in Charlton

This home received a refresh to help get it ready for the market. The project included finishing a back room with new sheetrock, vinyl plank flooring, completed electrical work that had previously been left unfinished, and all new trim installation.

We also updated the living room with a new custom mantle and gave the space a fresh new look with newly painted walls and ceilings throughout.

Small updates and finishing touches can make a huge difference when preparing a home for sale — improving both appearance and value.

Another finished basement paint project completed!

One thing that really makes the difference in a finished space is the wall prep and final surface quality. At ProManage Property Services, we always take the extra time to carefully inspect every wall and ceiling surface to make sure the final result has a flawless, smooth finish.

Even in new construction, walls almost always need a little extra attention before they’re truly ready for paint. Small imperfections, seams, fastener spots, and surface inconsistencies can all show once the lighting hits them just right.

In this basement, the stairwell was part of the existing space, so it required additional patching and blending work to tie everything together seamlessly with the new finished area.

It’s those extra detail steps that take a basement from “finished” to professionally done.

Just wrapped up a great project in Charlton!

This job included:

✔️ Painting a living room with high ceilings
✔️ Painting the stairwell walls
✔️ Painting the stair risers for a clean, updated look
✔️ Installing a new recessed light in the breezeway
✔️ Patching and repainting the ceiling after the light install

We also teamed up with The Hardwood Floor Guy to have the living room hardwood floors and stair treads professionally refinished — and the combination of fresh paint + refinished wood completely transformed the space.
