Here’s why location shouldn’t be the ONLY thing you look at when buying land.

A great lot still needs to work with your home’s design, the terrain, and the utilities available nearby.

And those details can affect both what you’re able to build and how much it costs.

That’s why we help evaluate lots at NO COST, so you can make a more informed decision.

A lot of homeowners ask whether an aging deck can simply be "resurfaced" with new boards to save on cost. The honest answer always comes down to what our carpenter finds underneath.

We were out in Innsbrook this week walking an older deck with our lead carpenter to lay out repair-versus-replace options for the owner. Visually, the decking has taken decades of weather—surface checking, moss growth, and loss of structural tension across the fasteners. Replacing surface boards is mechanically simple, but putting new boards on rotten joists is throwing good money after bad.

When water sits in the micro-gap between the decking and joists, it rots the joist from the top down. During our inspection, we probe joist crowns, check ledger board flashing, verify fastener hold, and inspect post-to-beam bearing points.

If the joists have sufficient sound wood, we can save the substructure by sistering isolated damage, applying protective joist tape, and running new decking. But if moisture infiltration has degraded the framing beyond code-compliant fastener retention, a full teardown to the piers is the only safe path forward. Build it right from the ground up, every time.

Swept subfloors aren’t just for clean Instagram photos. Stray drywall screws, plaster grit, and unorganized debris directly damage finished installations and subfloor glue membranes. Maintaining clean walkways also protects rough HVAC returns from sucking in jobsite dust. When a trade partner walks onto an organized, clean site, they match that level of respect with their own craft.

Acquisition realities on infill lots: sometimes you have to put money into a house just to tear it down.

We took down an older property in Kirkwood slated for a full demo and ground-up custom build. To satisfy lender underwriting and clear the appraisal contingency, the property required an operational, safe domestic hot water system before closing.

Our mechanical crew pulled the failing tank and set this new 50-gallon atmospheric gas water heater. We ran clean copper transitions, hung the draft hood to maintain positive chimney draw, and piped the temperature and pressure relief valve down within spec.

No skipped steps, no safety hazards, even if the building only has a short lifespan left. The appraisal is cleared, closing is secured, and we’re one step closer to site scrape and excavation.

A clean build starts with proper site preparation. Out in Creve Coeur, we’ve wrapped up the initial clearing, rough grading, and driveway cut.
Establishing a solid, all-weather tracking pad right out of the gate is critical. It protects the subgrade from rutting, prevents site runoff, and ensures concrete trucks and heavy material deliveries have stable access regardless of weather.
With clearing done, silt fence inspected, and the building pad brought to elevation, the site is prepped for the layout crew to set pins and the foundation sub to start trenching footings. Moving straight into the structural phase next week.

Designing something beautiful is one thing. Figuring out how to actually build it? That’s another. 👀

This kitchen is a perfect example of why experience matters when a design gets complicated.
