Happy 4th of July America!!!

Stars, Stripes, and a Cooling Jobs Market

As we head into the July 4th holiday, we are not just celebrating Independence Day. This year, we are also celebrating 250 years since our nation's founding. That is a big milestone and a good reminder that homeownership has long been part of the American story. Fireworks, cookouts, parades, and mortgage rates. What could be more festive?

On the economic front, June’s jobs report showed that the labor market is slowing. The economy added 57,000 jobs, which was below expectations, and prior months were revised lower. The unemployment rate fell to 4.2 percent, but part of that was due to fewer people being counted in the labor force.

So, what does that mean for housing?
A softer job market can sometimes help take pressure off interest rates, because it gives the Federal Reserve more reason to be patient. At the same time, inflation is still above the Federal Reserve’s 2 percent goal, so we should not expect policymakers to declare victory too early. In plain English: the market is watching every new data point like a realtor watching a new listing hit the market.

For buyers, the message is still the same: be prepared, know your numbers, and do not assume that waiting will automatically create a better opportunity. For sellers, serious buyers are still out there, but affordability matters. Pricing, presentation, and strategy are still doing the heavy lifting.
