What did Mr.Miyagi do for a living to afford hardwood decking?

Ai says he lived a modest lifestyle as a maintaince man with a bonsi tree side gig. With living alone and having a simple property he could afford the extra cost. He also more then likely did install himself...

What's the #1 Essential a house needs?

DECK......A big covered deck. These structures can cost as much as the house on sum of these monsters on the obx with ocean/sound views. Including my personal house which lumber package for deck was same as whole house. But it is a must for any house especially for the outdoor family. U can also Install double hung windows so space can be a sunroom or screened patio with glass removed. Or traditional screen porch.

Give us a shout for ur deck this summer or any of ur construction needs. We r currently on another whole house obx window replacement job (2nd this year)and have couple houses to frame on the books this year. Sum decks already on the books but give us a shout we can get u on schdule for ur outdoor structure today.

Why my doors leak during storms?

Typically all exterior inswing doors will tend to let water from the wind/rain push on door physically letting water get thru. Properly flashed(siding guy/gc responsible),good weather stripping, chalked, and proper threshold can give u a good seal but its hard to fight mother nature. At neier construction we always suggest a slider instead of an inswing door (if possible) but making it outswing, adding storm doors or a roof system will solve issue too.

Also just like everything else today "u pay for what u get"

Easter Sunday funday framing question of the week....

What's the most dangerous part of framing a house?

Roof construction...Being up 20/30 ft installing heavy lumber and sheeting sum of these steep pitches can be dangerous. Even during conventional framing it seems like ever house now has sum lvl for ridge beam that we gotta man handle 30 feet up. But keeping a good system in place during install and having a good framing crew comfortable with working this high up is key
Trusses can also be an issue if not properly braced, bad crane operator, or even engineered wrong. At neier construction we would rather conventional frame anything rather then use trusses but sum spans/buildings its the only way

What's with all theses bolts and clips?

On the obx Nc we r at a higher wind code then most of the usa, 130+, so u probably see excessive use of hardware. This is because we build for wind uplift so seeing hurricane clips,hangers, and/or bolts is common. At neier construction we suggest use all stainless, as well, or they will just get ate away from the obx elements
For applications were u dont want clip to be seen, we suggest rafter screws, they r neier construction new favorite. But always Check inspectors/codes/plans to determine which is right for ur project

What's the biggest structure u have ever framed?

At Neier construction we keep r commerical insurance up to date and have done sum major projects in last 10/15 years. A commerical building in Elizabeth city, which is boone dentists building, is probably the biggest, sq ft wise. Done couple air plane hangers in maple air community that were close to same sq ft but massive in height, 8000sq/10,000 sq ft range. Residental we built sum massive homes around 6000 sq +. These custom homes can mainly be found on the obx but have built sum monsters on mainland as well

Why does my floor squeaks?

This problem can be caused by a couple issues. One being the framing crew. If proper glue is not spread and nail not shoot correctly can cause the subfloor,nail,joists to cause squeaks. Basically poor install...wood does shrink and move but with proper materials and install there should be no squeaks

Another is who u choose for ur general contractor. SO DONT BLAME THE FRAMER(i can only build what the gc send me) If they use no glue/wrong glue and use incorrect fastening methods can also cause floor squeaks no matter how great the framing install crew does
We suggest proper sub floor adhesive with a galalzaized ring shank nail(not smooth)
Also recommend screw down and glue but is a up grade in cost

How do u fix?
If u can remove flooring or have carpet where u can get to ur subfloor a couple simple screws can fix this issue, if u lucky...
Locating squeaks under the house and applying shims/adhesives in effected area can also fix these squeaks
Blocking can also help floor squeaks near walls

Tip: look for half missed nails, sub floor not touching joists fully, high moisture areas, load points or settling areas/issues

What’s one building code you follow that you don’t fully agree with?

Piling footing inspections...

Here in northeast NC there a couple ways to set piling. One way is u can set pole in a footer system. Use a 6x6 for example, 6x6 needs a 20x42 footer dug and inspected before setting piling. Pilings must be on site during inspection. So basically the inspector comes out and stares at sum giant holes we dug before we can set them which is just another delay. Inspector has no idea if hole was moved, pole was cut before install, or if it was set with proper materials(gc saving a dollar). Being this 20x42 hole must be filled with concrete around pole for uplift. Making a footer system and aeu bracket ur second option, which helps with Piling decay. Being Piling set on a bracket and not in ground. Footer inspected also required.

At this point its easier and cost efficient to call in a marine/Piling company to wash/drive poles for us. This method Nc requires poles to be 8 ft in ground without concrete. Most Piling houses on obx including my personal house on mainland r 8ft in ground. Tidal areas, engineer soil areas, or cama areas may take poles 16 ft in ground more or less.
