Planning to break ground soon? Most property owners skip these questions and pay for it later. Soil conditions are the first thing to sort out. Clay, rock, and sandy soil all behave differently under equipment, and poor drainage can turn a two-week job into a two-month one. Permitting comes next. The right permits need to be pulled before work starts, not after equipment is already on site.

Call 811 before anyone digs. Underground gas, water, electric, and telecom lines need to be marked. And don't forget private utilities that 811 won't cover. Finally, think through site access. Vacancy rates are leveling off, new leases are getting signed, and projects are advancing across the Lehigh Valley. When a developer commits to a new industrial build, the clock starts immediately. Permits, grading, utilities, stormwater. All of it has to line up before a single steel column goes up.

Most of our guys didn't start with a foreman title. At Muschlitz, we've watched entry-level hires grow into operators, supervisors, and project leads over 20-year careers. When a position opens up, we look inside first. The construction labor market is brutal right now, and a lot of companies are constantly recruiting because they're constantly losing people. When someone knows there's a path forward, they stay, they invest in the work, and the quality shows it.

What that means for our clients is simple: the operator on your excavator has run hundreds of jobs like yours, the foreman has seen every kind of problem and knows how to handle it, and the crew showing up day one is the same crew finishing the job. That consistency is hard to put a number on, but our clients feel it every time.
