Day 1 of converting our oil base trim to latex!

Latex finishes are ideal for rental homes because they're so easy to touch up. Applying one coat after tenants move out will be a breeze.

Oil base trim gets stubborn with decades of paint.

This home has been painted many times over the last 40 years. Because of lead paint regulations, sanding isn’t an option.

We start with careful hand scraping to remove anything loose. Then we use Benjamin Moore 094 Oil Primer — a slow-drying primer that chemically heats up helping loosen the remaining layers.

Once the primer fully cures (3–4 days), we’ll skim coat any uneven areas to create a smooth surface before finish paint.

Old homes take the right prep — and prep is everything. 👏

Don't skip the primer! These 30-year-old shutters had 4 layers of paint.

These shutters looked in decent shape, and most painters would have just painted. However, you all know we are one of the last contractors still using oil primer.

So we primed with oil base and waited 48 hours before sanding. The slow-drying primer worked its magic, penetrating all 4 layers and releasing the old paint.

The importance of primer. These shutters are 30 years old with 4 different colors of paint.

Next step: strip off the failing paint and then spot prime. Ready patch.

To work on a lot of the projects we do for the state, our painters have to receive clearance.

Currently, we are matching colors and painting frames in Governor Landry's bedroom.

**Designers will appreciate how I'm wrapping, not bending, the curtains.
