Site prep involves installing the infrastructure a project depends on: water, sewer, power, and storm systems, all of which are hidden once the building goes vertical. It also includes extending utilities from the main road, creating water tie-ins, installing fire hydrants, and completing frontage improvements like sidewalks, street lighting, and landscaping to match the surrounding neighborhood.
How long this phase takes and how much it costs depends largely on how close the site is to existing utility access points. The closer those connections, the less complex and less expensive the work tends to be. Other factors, like the depth of sewer lines, can add further engineering challenges along the way.
Site prep also looks different depending on the type of project. A single-family home typically taps into utilities that are already close by, keeping the scope relatively contained. A multifamily development like this one requires a larger-scale system built to support many units at once, along with public improvements that meet city and neighborhood standards. That difference in scale is a big reason apartment projects require more extensive site work upfront.
