Happy Saturday, Lowcountry! ☀️
Sunny and breezy out there today, with a high in the mid 70s. If you're headed to the beach, heads up: there's a high rip current risk and high surf this weekend, so swim near a lifeguard or just enjoy it from the sand.
With Halloween next weekend, here's a quick porch check before the trick-or-treaters show up 🎃
Walk your front steps and give the railing a good shake. Loose boards or a wobbly rail are easy fixes now, and a lot better than a trip and fall.
Check your porch and walkway lights. Swap any burned-out bulbs so the little ones can see where they're stepping.
Run extension cords for decorations along the edges, not across the walkway.
And with this wind, tie down or bring in anything lightweight, like inflatables and porch decorations 🍂

If your contractor doesn't have one of these on every structural project or bathroom remodel, you should be asking questions 🤔
Today on Hilton Head, the ZNM crew went 3 for 3 with the Town. Three inspections, three passes ✅
Shower Pan: before a single tile goes down, an inspector checks the waterproofing under your shower. Once the tile is on, you can't see it anymore. If it's done wrong, the leak shows up later behind your walls and under your floors.
Nailing: on a structural job, the inspector checks that the framing and sheathing are fastened the way the code requires. That's what holds your home together.
Strapping and Anchor Bolts: this is what ties the house to its foundation and keeps the framing connected. Here in the Lowcountry, with our wind and storms, that matters a lot 🌬️
All of this gets checked before the walls close up, while there's still time to see it and fix it. After that, you're trusting what you can't see.

Plot twist: the ceiling is supposed to stay ON the ceiling 😬

When a big water leak hit this Hilton Head condo, it soaked through more than just the floors. Wet drywall, wet insulation, and a whole lot of "where do we even start?"

Here's where the ZNM crew started:
Opened up the damaged ceilings and walls so everything could dry out properly
Got it dried, checked, and cleared for rebuild
Hung new drywall and finished it smooth
Built a brand new tiled shower with a pebble floor
Laid fresh tile floors and added built-in closet shelving

From open ceiling joists to "wait, is this the same bathroom?" 🛁

Thursday Daily Brief from the ZNM crew! 🛠️

Before and after, all in the same week on Hilton Head.

Yesterday: the wall was opened all the way down to the studs so the crew could see the plumbing and wiring behind it. By the end of the day, fresh drywall was hung and the first coat of mud was on.

Today: it's all about protection. Furniture, the fireplace, built-in shelves, stair rails, and floors are wrapped in plastic and taped off so the patching and paint work can happen without a speck landing where it shouldn't 🧽

That's the part most folks never see, and it's why our homeowners walk back into a clean house instead of a dusty one.

When was the last time you peeked inside your water heater closet? 👀

This summer a Lowcountry homeowner's water heater quietly gave out, and the water didn't stay put. It slipped under the vinyl floors through the kitchen and laundry, soaked into the bedroom carpet, and even crept under the wood floors in the den.

Our crew rolled in with the moisture meter and mapped every room. Some carpet spots read over 56 percent moisture 😬

Here's how we handled it:
Found the source and confirmed it was stopped
Mapped the moisture room by room so nothing hidden got missed
Cut out the wet drywall and soggy insulation
Pulled the swollen cabinets and flooring so the floor underneath could dry
Documented every reading and photo for the insurance claim
Then put the walls back up 🛠️

Hilton Head: big progress on a repair job. The new kitchen ceiling drywall is up and mudded around the recessed lights, and everything below is wrapped in plastic with paper runners down the floor so the cabinets and appliances stay spotless. A couple of access openings in the wall let the crew get eyes on the plumbing before everything closes back up.

Also on Hilton Head: this morning the team was out tracking down a sneaky leak. Moisture meter in hand, we checked the walls, windows, siding, and roofline to pin down exactly where the water is getting in 💧 Finding the source first means the fix actually lasts.

And day or night, our 24-hour emergency mitigation team is on call for leaks and storm damage.

Bluffton: new stair treads are in on an insurance repair job, and that wood-look finish against the crisp white risers is looking sharp. The crew was back out today taking care of the finishing details.

Hilton Head: the shower walls are going up! Large-format tile is set around the built-in niche, and all those little blue clips keep every edge perfectly flat while it sets. Once they pop off, grout is next ✨

Porch season in the Lowcountry lasts about ten months... and so do the bugs 😅

This homeowner wanted to enjoy their back porch all year long, minus the pollen, the humidity, and the no-see-ums. So the ZNM crew turned that open porch into a bright, cozy sunroom ☀️

Here's how it came together:
Closed in the open porch walls
Wrapped it tight and finished the outside with siding and trim to match the house
Installed big new windows to soak up that backyard view
Laid a tile floor that's easy to keep clean
Hung a ceiling fan under that pale blue porch ceiling

Same footprint, a whole new room. Now it's coffee in the morning, game day in the afternoon, and no bug spray required 🙌
