On multifamily and HOA properties, elevated walkways carry your residents every single day. They also carry your liability.

Look for soft spots underfoot, rusting or loose connections, railings with any give, and standing water where the coating has worn through. Anything that moves when it shouldn't gets documented and addressed.

Why it matters: paint isn't cosmetic. It's a waterproofing system. Once it fails, the substrate underneath starts absorbing moisture, and you stop budgeting for a repaint and start budgeting for a rehab.

Check around windows, door frames, trim transitions, and any pe*******on through siding. If the bead is cracked, shrunken, or pulling away from the surface, water is already getting behind it.

Dry rot rarely announces itself. It starts at a failed sealant joint, a tired flashing, or a gutter that's been overflowing for two winters. By the time it's visible, it's structural.
