🌱 WHY IS MY ZOYSIA TURNING BROWN? 🤔

Seeing brown or thinning areas in your Zoysia lawn? Don’t automatically assume it’s fungus! 👀
Especially here in Texas, brown Zoysia can be caused by several different issues — and each one requires a different solution.

🔎 Some of the most common causes include:

🦠 Brown Patch / Large Patch – Brown or thinning areas that can spread, especially when conditions are warm and wet.

🌱 Take-All Root Rot (TARR) – Grass may gradually turn yellow, thin out, and eventually brown. Damaged or rotting roots are often the culprit.

🐜 Chinch Bugs – These pests feed on the grass and can cause yellowing and rapidly expanding brown patches, particularly during hot, dry weather.

🐛 Sod Webworms – Look for grass blades that appear chewed or ragged and areas that are becoming thin.

🐛 White Grubs – Damage happens below the surface as grubs feed on the roots. Affected grass may wilt, brown, and pull up easily.

💧 Heat & Drought Stress – Texas heat can put serious stress on Zoysia. If the soil isn't getting enough moisture, the grass can begin to brown and go dormant.

🌳 Too Much Shade – Zoysia needs adequate sunlight. Areas under trees or beside structures may thin out over time.

🚜 Compacted Soil / Poor Drainage – Compacted soil can prevent roots from getting the water and oxygen they need, while poor drainage can keep the soil too wet.

⚠️ The important thing to remember:
Brown grass doesn't always mean you need fungicide! Treating the wrong problem can waste money and potentially make the situation worse.

Before treating your lawn, take a closer look at the soil moisture, roots, grass blades, thatch layer, and surrounding conditions.

🌱 A healthy lawn starts with healthy roots and proper care!

🌱 Seeing Brown Spots in your St. Augustine? Don’t assume it just needs more water! 🧐

Brown spots can be frustrating, especially when your lawn was looking great just days ago. But brown or thinning areas in St. Augustine can be caused by several different issues — including Brown Patch, Chinch Bugs, Gray Leaf Spot, Take-All Root Rot (TARR), or Sod Webworms. 🐜🍂🦠

The key is figuring out what’s actually causing the damage before treating it.
Some problems are related to too much moisture, while others thrive in hot, dry conditions.
Check out our guide below for the signs to look for and how to tell these common St. Augustine problems apart! 👇

🔎 The biggest clues
Brown patch: Think fungus + prolonged moisture + warm nights.
Chinch bugs: Think hot weather + wilted/browning St. Augustine despite watering.
Gray leaf spot: Think small lesions on individual blades.
TARR: Think yellowing/thinning + weak or rotting roots.
Sod webworms: Think chewed/ragged blades + caterpillars in the thatch.

Important: These problems can look very similar from a distance. Brown grass doesn't automatically mean the lawn needs more water. Before increasing irrigation, inspect the blades, thatch, insects, and root system to determine what's actually causing the damage.

🌿 Know the signs. Treat the right problem. Keep your St. Augustine healthy!

🌡️Texas Heat Can Be Tough on Your Grass — But Don’t Stop Watering! 💧🌱

With the extreme Texas heat, your grass may not look perfect right now. You may see some browning, stress, or slower growth — and that’s okay! ☀️ Your lawn is working hard to survive these conditions.

What’s most important right now is maintaining a consistent watering schedule. 💦

🌱 Protect the root system: Deep, consistent watering helps keep the roots hydrated and gives your grass a better chance of making it through the heat.

🏠 Protect your foundation: During extended periods of extreme heat and dry conditions, keeping the soil around your home adequately hydrated can also help minimize soil shrinkage and movement around your foundation.

💧 Don’t judge your lawn by its appearance alone. A lawn that looks stressed can still recover when temperatures cool down and moisture conditions improve.

🔥 The goal right now isn’t necessarily a picture-perfect lawn — it’s keeping the grass and soil healthy enough to make it through the Texas summer.

Stay on your watering schedule, be patient, and give your lawn the care it needs! 🌱💦
Keep watering. Keep the roots healthy. Protect your lawn AND your home.🏡

🍂 Believe It or Not... Fall Lawn Success Starts in August! 🌱

When most people think about improving their lawn, they wait until cooler weather arrives. But here's a secret the landscaping pros know: August is actually one of the best times to install sod in North Texas.

Why? Because while the air is hot, the soil is warm, and warm soil encourages new sod to establish roots quickly. That means your lawn has several weeks to grow and strengthen before the cooler temperatures of fall arrive.

By installing now, you can enjoy several benefits:
✅ Faster root establishment thanks to warm soil
✅ A stronger lawn heading into fall
✅ Less mud and dust around your home
✅ Improved curb appeal before football season, fall gatherings, and holiday events
✅ A head start on next spring with a healthier, more established lawn

The key to success is simple: proper watering!
New sod installed during August will need consistent watering during its establishment period. With the right irrigation schedule and a little attention during those first few weeks, your lawn can thrive—even through the Texas heat.

At Sims Grass, we're here to help every step of the way. We'll help you choose the right grass variety for your property and provide watering and care tips so your investment gets off to the best possible start.

Don't wait for fall to start thinking about your lawn—start now, and enjoy the rewards all season long.

📞 Contact Sims Grass today to check availability and reserve your sod. Your future lawn will thank you!

🚨 BUYER BEWARE: If the price seems too good to be true... it probably is. 🚨

Unfortunately we are seeing another increase in extremely cheap sod listings on Facebook Marketplace, Craigslist, and other online marketplaces. While everyone loves saving money, many of these deals aren't legitimate.

Here's how this scam often works:

❌ A scammer purchases fresh sod using stolen credit card information.
❌ They immediately turn around and advertise it online at prices that are far below the normal market rate.
❌ The sod sells quickly because the price looks incredible.
❌ Later, the credit card charge is disputed, leaving the local supplier responsible for the loss —while the scammer disappears.
This type of fraud has become a growing concern in the last few years for legitimate sod producers and distributors.

Unfortunately, these scams hurt everyone:
🌱 Honest sod farms and local suppliers lose thousands of dollars.
🌱 Reputable businesses have to spend more time fighting fraud instead of serving customers.
🌱 Homeowners may end up with sod that has been sitting too long, wasn't handled properly, or has no warranty or support.

How to protect yourself:

✅ Compare prices—if someone is selling fresh sod for significantly less than every legitimate supplier, ask why.
✅ Buy from established sod farms or authorized distributors.
✅ Ask for a business name, receipt, and proof of where the sod came from.
✅ Be cautious of sellers who only communicate through Marketplace or insist on unusual payment methods - here at Sims Grass we do not accept payment apps such as Zelle, Venmo or Cashapp.

At Sims Grass, we're committed to providing fresh, quality sod at fair, honest prices. We work hard to support local Texas growers and make sure every customer receives fresh-cut grass backed by real customer service.

Thank you for supporting legitimate local businesses. By choosing reputable suppliers, you're helping protect the entire sod industry and ensuring you get the quality lawn you paid for. 💚🌱

🔥 Can You Install Sod in 100° Texas Heat? Absolutely! 🌱☀️

One of the questions we get asked the most this time of year is:
"Is it too hot to install new grass?"

The answer is NO! In fact, summer is still a great time to install sod in the DFW area—as long as you're committed to giving it the water and care it needs during establishment.

✅ Tips for Homeowners Installing Sod in 100°+ Weather

💧 Water is EVERYTHING
Water immediately after installation until the soil underneath is soaked.
Keep the sod consistently moist for the first 2–3 weeks.
During extreme heat, you may need to water 2–3 times per day to prevent the sod from drying out.
Water early in the morning and again in the afternoon if needed. Avoid watering late at night to help reduce the chance of fungus.

🚶 Stay Off the New Lawn
Limit foot traffic while the roots are establishing. Every step can slow down rooting during these hot conditions.

🌿 Feed Your Lawn
Once your sod is established, apply a balanced fertilizer to encourage healthy growth and deeper roots.

🌞 Why Install Now?
✅ Instant curb appeal instead of waiting until fall.
✅ Warm soil temperatures encourage rapid root growth.
✅ You'll enjoy a beautiful lawn through the rest of summer instead of looking at bare dirt.
✅ By fall, your lawn will already be established and ready for cooler weather.

🌱At Sims Grass, we carry premium sod varieties that are proven to thrive in North Texas:

🌾 Celebration Bermuda – A beautiful blue-green Bermuda grass known for its exceptional drought tolerance, deep color, fast recovery, and excellent performance in high-traffic areas.

🌿 Zoysia – Thick, soft, and lush with outstanding heat tolerance and a premium appearance. Great for homeowners wanting a dense, luxurious lawn.

🌳 St. Augustine – The perfect choice for lawns with partial shade, offering broad blades and the classic Texas lawn look.

Don't let the Texas heat stop you from getting the lawn you've always wanted! With the right watering schedule and proper care, your new sod can establish successfully—even in triple-digit temperatures.
