Another new construction plan officially sent off to H&S Homes! 🏡✨

This one was designed with a very specific vision in mind: a comfortable living space for him and his kids, along with a dedicated office that feels connected to the home while still giving him a separate space to work.

I love when a home is designed around the way someone actually lives—not just how it looks on paper. Every space has a purpose, and this one was designed to work for both family life and work life.

You have the plans. You have the pretty renderings. You picked the finishes.

So how do you make sure your contractor actually knows what you want?

Give them a scope of work.

This is one of the most overlooked pieces of the design process.

A good scope of work takes everything you've decided during design and puts it into words your contractor can actually bid and build from.

It can spell out things like:

📐 What is being changed
💡 Electrical and lighting expectations
🚪 Doors, windows & trim
🪵 Flooring and finish materials
🛁 Plumbing fixtures
🎨 Paint and finish selections
🔨 What is included — and just as importantly, what isn't

Because here's the problem:

A drawing doesn't always tell the whole story.

And neither does a conversation.

The more clearly your project is documented before construction starts, the fewer opportunities there are for the dreaded:

"I thought you meant..."

That's where good design becomes more than pretty pictures.

It becomes a roadmap for the entire project.

If you're planning a remodel, ask your designer:

"Can you help me create a scope of work that my contractor can bid from?"

That one question could save you a LOT of headaches later.

Not every day in design looks the same.

Some days we're logging hundreds of miles meeting homeowners, walking job sites, and solving problems in person.

Other days we're parked behind a computer for hours turning those conversations into plans, renderings, selections, and permit-ready drawings.

It's always funny looking back at the map at the end of the week and realizing how many places we've been.

The reality of design is that the finished photos everyone sees start with a lot of windshield time, a lot of screen time, and a whole lot of coffee.

And somehow... we get it all done. ☕📐

I recently had the opportunity to tour Mysa Hus in person, and one thing stood out immediately:

**Character**

Not the all-white, all-gray, everything-beige trend we've been seeing for years.

This home has warmth. Personality. Intentional details. Spaces that make you stop and look around.

But what impressed me even more was what you *don't* see.

The entire home was designed around the idea of longevity. Not "good enough for today" but a home built to perform for generations. The builder's goal? A house that could still be standing and functioning well 100+ years from now.

That mindset shows up everywhere:

✔ Triple-pane windows for comfort, energy efficiency, and noise reduction
✔ High-performance wall assemblies and insulation systems
✔ Thoughtful material selections designed to stand the test of time
✔ A focus on wellness, durability, and how a home actually feels to live in

And then there was the LEGO model of the house...

I may have geeked out over that more than I should have. 😆

As designers, we spend a lot of time talking about layouts, kitchens, bathrooms, and finishes. But visiting homes like this is a reminder that great design isn't just about what looks good today—it's about creating spaces that will serve families for decades.

Here's the part of change orders most people never see.

A homeowner asks about making a change during construction.

The contractor doesn't just throw out a number.

They spend days — sometimes weeks — coordinating trades, checking framing, reviewing plans, gathering pricing, and figuring out exactly what that change would take.

Then the proposal is presented and the response is:

"Oh, that's okay. I was just wondering."

And that's perfectly fine.

The problem is that a simple question during construction can trigger hours of work behind the scenes.

That's why I encourage homeowners to ask every question, explore every idea, and bring up every "what if" during the design phase.

During design, exploring options costs a conversation.

During construction, it can cost time, money, and schedule delays.

The best projects aren't the ones with fewer questions. They're the ones where the questions get asked early.

Sometimes it's the smallest changes that make the biggest impact.

In this kitchen, we didn't move walls.
We didn't replace cabinets.
We didn't change the countertops.

We simply added a few pieces of white oak to the range hood.

That one detail brought warmth into a space that was feeling a little too white and helped tie together the floating shelves, flooring, and natural wood accents throughout the room.

It's a reminder that good design isn't always about spending more money—it's about knowing where a small change will make the biggest difference.

Day 1: Confidence. "I can do this, How hard can it be?"

Day 7: Waiting for callbacks.

Day 14: Why is the electrician here before the HVAC guy ?

Day 21: The cabinets arrived but the flooring isn't done.

Day 28: The inspector wants what?!

Day 35: "Can you remind me why builders charge what they charge?"

👀🍿

No judgment. Most homeowners don't realize that being the general contractor means becoming the scheduler, problem solver, coordinator, negotiator, delivery tracker, permit chaser, and therapist for everyone involved.

It looks easy... right up until you're the one doing it.
