Most homeowners think a roof leak starts with the shingles, but one of the first parts to fail is often the rubber seal around a plumbing pipe.

Arkansas heat, sun, rain, and freezing temperatures make that rubber expand, shrink, and eventually crack. Once it splits, water can follow the pipe into the attic. The leak may be small enough to go unnoticed until you see a ceiling stain.

The good news is that a worn pipe boot is usually a simple repair when it is caught early. If your roof is getting older, have the pipe boots checked before a small crack becomes a bigger problem.

A roof needs to breathe.

Proper ventilation brings fresh air into the attic through intake vents and allows hot, moist air to escape through exhaust vents.

A balanced ventilation system helps:

✅ Release trapped heat
✅ Control attic moisture
✅ Protect shingles and roof decking
✅ Reduce strain on your cooling system

More vents are not automatically better. The intake and exhaust must work together, and mixing different types of exhaust vents can interrupt the airflow.

Roof ventilation is not just about keeping your attic cooler. It helps protect your entire roof system.

Have you ever looked in your gutters and noticed a bunch of black, sand-like granules?

A lot of people think it's just dirt, but those granules actually come from your shingles.

Those granules have an important job. They help protect your roof from the sun, weather, and everyday wear. As a roof gets older, it's normal for a few granules to come off.

The key is how many.

A small amount is completely normal. But if you start seeing large amounts collecting in your gutters or around your downspouts, it could be a sign that your roof is beginning to wear out.

🏠 Weekend Homework

After the next rain, take a quick look in your gutters or around your downspouts.

If you see a few granules, don't panic—that's normal. If you notice a lot of them year after year, it may be time to have your roof checked.

One suggestion after reading this

I would remove this line:

"If you notice a lot of them year after year..."

and replace it with:

"If you notice a large amount of granules all at once, or you've seen the amount increasing over time, it's worth having your roof inspected."

The reason is that homeowners don't usually remember how many granules they saw last year. They do notice when a gutter suddenly has a lot of them after a storm. That wording is a little more natural and practical, and it sounds like advice from an experienced roofer rather than something copied from a brochure.

Today's Lesson: How Old Is Your Roof?

Most homeowners know the mileage on their vehicle, but very few know how old their roof is.

A typical asphalt shingle roof lasts 15–25 years, depending on the quality of the materials, the installation, and Arkansas weather.

If your roof is 15 years old or older, it doesn't necessarily mean it needs to be replaced. It does mean it's time to start paying closer attention to its condition.

As roofs age, we commonly see:
✔️ Granule loss
✔️ Cracked pipe boots
✔️ Lifted shingles from wind
✔️ Worn sealants around flashing

These are often small repairs when caught early, but if left alone, they can lead to much larger and more expensive problems.

🏠 Weekend Homework

Take five minutes this weekend to answer one simple question:

How old is your roof?

If you don't know the answer, check your home records or ask the previous homeowner. Knowing your roof's age is the first step in planning for repairs or replacement before an emergency happens.
