Ice dams don't start on the roof. They start in the attic.

When warm air escapes into the attic, it melts snow on the roof. That water runs down, refreezes at the cold edge and backs up under the shingles.

Grab a flashlight and check 3 things before the first snow:

1. Daylight or damp spots on the roof boards
2. Insulation pushed up against the soffit vents
3. Dark stains on rafters or insulation

Yesterday was the first real soaking in weeks, with wind behind it.

A dry September hides things. Shingles that lifted in the summer storms sit flat and look fine until rain gets pushed under them.

Check your ceilings, your attic decking and the ground under your downspouts.

What you find today is a repair. The same thing in January is a replacement.

Tip 3: the leak is not above the stain.

Water gets in at one point, runs along the rafters, and drops somewhere else. Patching the ceiling does nothing. The entry point is still open.

We work backwards from the stain into the attic and onto the roof, and photograph the path.

No storms in the forecast for northern Illinois this week. Cloudy, low 60s, northeast wind off the lake. Nothing to watch.

That is the point.

Illinois just came through the most severe weather year on record, and most of the damage from it was never documented. Impact damage does not leak right away. It waits for the freeze and thaw cycle to open it up, and in the Chicago area the first freeze usually arrives by late October. That gives you about five weeks.

Inspections are easier, faster and safer in a week like this one. No wet deck, no wind, no waiting list, because nobody calls a roofer when the weather is fine.

Tip 2: the number one cause of ice dams in Illinois is not the roof. It is the gutters.

When leaves block the flow, water sits at the edge of the roof instead of draining. It freezes, more water backs up behind it, and eventually it pushes under your shingles and into the wall. By the time you see a stain inside, it has been happening for weeks.

You do not need to climb up to check. Stand at the corner of the house and look at the gutter line. If you can see leaves sticking above the lip, it is already blocked.

When we inspect, we check the gutter line, the fascia and the drip edge together, because ice dams damage all three and most people only repair the one they can see.

Clear them before the first freeze. In the Chicago area that usually lands in late October.

Illinois just had the most severe weather year on record, and it is only September.

210 tornadoes so far. The previous annual record was 142, set in 2024. In March, a hailstone measuring 6.6 inches came down near Kankakee and became the largest ever recorded in the state. In July, winds over 80 mph and golf ball hail moved through Schaumburg, Roselle, Park Forest and Oak Forest.

Here is the part most homeowners miss: impact damage rarely leaks the same season. It sits as bruising and granule loss until winter forces it open, and by then most policies have closed the reporting window.

Before the Illinois winter hits, Christ Temple Church in Maywood has a brand new roof over its congregation.

This cross shaped building came to us with faded, worn shingles that had served the church for years. Our crew stripped every slope down to the deck, installed new underlayment and finished with architectural shingles, tying each section cleanly into the flat roof areas.

⚠👉Tip 1: you do not need a ladder to know how your roof is doing.

After the next rain, look at what comes out of the bottom of your downspout. Small dark granules that look like coarse sand came off your shingles. A few is normal. A pile is not.

Granule loss means the protective layer is gone and the asphalt underneath is exposed. After the hail season Illinois just had, it is one of the clearest signs of impact damage.

If you find a pile, that is exactly what our inspectors document. We photograph every affected section and give you a written report you can keep, whether you file a claim or not.
