Property managers: your roof is not a junk drawer.
We say this with love, because we've seen what ends up up there. Old filters. Soda cans. A screw collection that would impress a hardware store. Sometimes, somehow, a chair.
Here's the problem. Single-ply roofs like TPO and EPDM are tough, but they don't love sharp stuff and heavy boots. A stray screw under a work boot or a dropped panel can puncture the membrane, and the leak might not show up inside until much later and in a totally different spot.
Easy fall to-do list while the weather's dry:
Walk the roof and clear out debris left behind by other trades
Look closely around rooftop units, where most of the foot traffic and dropped hardware ends up
Ask vendors to clean up after rooftop service calls
Note any scuffs, cuts, or soft spots for a closer look before leaves and winter arrive
A clean roof is easier to inspect, and it's a lot easier to keep dry.
