Wildlife management ag exemption deadlines will be here before you know it. If you're planning to apply or transition for the 2027 tax year, the land work and planning need to start well before April. We help landowners through the whole process -- site assessment, five-year plan, documentation, and the habitat work that makes the exemption defensible. Sterling Tobin -- 830-688-0385

Transparency is one of our core values and we take it seriously. Before any work begins, you know the scope, the timeline, and the cost. During the job, you hear from us if anything changes. When it's done, you see the results documented. No surprises. No excuses. Just clear communication from start to finish. That's how we operate.

Rock milling opened up a piece of ground this week that the owner had basically written off. Rocky, uneven, no way to get equipment across it without tearing something up. Now it's a stable road base. That's the thing about rock -- it's not the enemy. It's just material that hasn't been worked yet. If your property has rock problems, give Sterling Tobin a call. 830-688-0385

October in the Hill Country. The light changes, the temperature drops, and the land starts telling you what it needs going into winter. Cedar that's been taking over all summer is about to meet its match. If fall clearing is on your list, we've got equipment and a crew ready to work. Call Sterling Tobin and let's get moving. 830-688-0385

If you've been thinking about a build on your rural property -- a home, a cabin, a barn -- fall is a smart time to start the land prep conversation. Site prep done before winter means you're ready to move the moment spring arrives. We cover everything that goes into getting land ready for construction on The Land Ledger.

There's no shortcut to good land work. We've watched what happens when corners get cut -- roads that wash out in the first rain, cleared land that erodes because the soil was left exposed, rock that was pushed aside instead of dealt with properly. We'd rather do it right once than have you call us back to fix someone else's work. Sterling Tobin -- 830-688-0385

Roads take a beating over summer. Heat, drought, and traffic all leave their mark. Fall is a good time to assess what held up and what didn't, and to make repairs while conditions are still favorable. A road fixed in September handles winter a lot better than one that gets patched in January. We wrote about what lasting road repair actually involves on The Land Ledger.

We were born and raised in the Texas Hill Country. That's not a marketing line -- it's just true. We know this land because we grew up on it, worked it, and watched it change over time. When Sterling Tobin walks your property, he's not reading it off a map. He's reading it the way someone does who's been paying attention his whole life. 830-688-0385

Fall is cedar season. Cooler temperatures mean less stress on the soil, equipment runs better, and the land has time to recover before spring. Mulching in the fall also means that organic material has months to break down and start feeding the ground before new growth begins. If cedar is on your list this year, now is the time to get it scheduled.
