Home Inspection Suffolk County NY: The two most important keywords words when deciding who should perform your home inspection are CONSTRUCTION BACKGROUND! Some have it, many do not. I dug out my crawl space with two laborers, and because I could not find a dirt conveyor to rent we did it with 5 gallon buckets up 10 steps, then onto a cart, then dumped them into a waiting dumpster.

Three dumpsters later, the contractor I hired - Frank Silva and FCP Concrete of Bohemia - had enough room to get in there and underpin my foundation and now I have 7'1" height from the floor to the underside of my girder. Since I had a concrete cutting blade left over from a job years ago, I gave him the blade for his saw and he cut out the window opening for my new window for my new basement. I will be digging out the exterior and install a drywell so I can keep my basement dry.

Commercial Building Inspection Lynbrook: Who mounts air conditioners on wood that will rot? This pic was taken on a roof above a food establishment in Lynbrook, and the knucklehead installed it on a wood skid.

Not a great install obviously, but luckily I got on the roof and saw this, and many other issues which I documented on a roof-only report recently.

Home Inspection Sayville: Frosty the Attic, and it should be cold up there - in fact as cold as the exterior temperature or quite near it.

The ice you see here is from heat loss from the rooms below, and the moisture you see is condensing on the roof sheathing which is obviously a sign that repairs are needed. A good insulation contractor should be able to repair this.

After 20 years in business I have seen this before, as well as many things that most homeowners miss and would not expect to look for or find. This is why you need an experienced home inspector when performing a home inspection.

Home Inspection Lynbrook NY: Spiral staircases are unsafe, and as you can see if you go up against the railing and go head over heels you will likely be injured, or worse.

On a regular staircase the handrail must be between 34-38 inches above the tread nosing, and often it is not the case, but in an older home that is normal. Your inspector should be telling you updates are needed for safety reasons. And spiral staircases can be installed in modern homes, but cannot be the only means to the second floor. It is allowable as a secondary means of getting to the second floor however.

Since 2005 I have inspected many homes on Long Island, and the 5 boroughs, and I always bring a separate termite inspector for wood destroying insects.

Inspectors that do their own termite inspections are not anywhere near as qualified as someone who treats homes and businesses, and who has an applicators license, and this is one of the biggest sales gimmicks out there - you hired a home inspector with a mere 30 hour class behind them, and NO applicators license.

This is for ONE REASON - they advertise FREE TERMITE INSPECTION on their website. As you have probable heard, there is nothing for free in this world, so do your research when hiring a home inspector, and get TWO SETS OF EYEBALLS looking at the most important part of your home - the foundation.

Home Inspection Great Neck NY: Which way do exterior doors open? Exterior doors open to the inside, and just imagine it opened outwards, and someone at the door gets struck on the forehead when you open the door.

Some municipalities will permit side exterior doors to open outwards, and of course storm doors do too. Doors cannot open over staircases either.

Similarly, interior doors like to bedrooms and bathrooms also are supposed to open inward for the same reason. Picture you are walking down the hallway and the door suddenly opens and you get struck.

Since 2005 I have inspected thousands of homes, condo's, co-ops, townhouses, trailer homes and commercial properties, and I have hands on construction background. Some inspectors have none whatsoever.

Home Inspection Massapequa NY: This is a wall as seen from an attic at a recent home inspection. This is in need of removal and replacement with new insulation, but is a messy job and should be dealt with by a professional.

Removing this will create a lot of dust and its not healthy to breathe in glass fibers. And you should not insulate between the roof rafters which is another issue I find regularly. Since 2005 I have inspected homes from Valhalla NY, to NYC (all 5 boroughs), and of course all of Long Island.

Home Inspection Rockville Centre NY: This is a petrometer - a telltale sign an underground oil tank was present when this 40's house was built.

As an inspector, I see these somewhat regularly and I cannot determine if the tank is still present or if a leak has occurred. If it has, and you bought the house, you may be responsible for any clean-up costs if someone determines oil is present in the soil.

Home Inspection Rockville Centre NY - Steam pipe insulation that contains asbestos can be encapsulated or removed, as long as it is done by a licensed asbestos abatement contractor. The picture shows how NOT to encapsulate asbestos as now is more difficult to be removed with separating duct tape, and will create more dust which is the inherent problem.

And when you need an experienced home inspector - in business since 2005 - I have done many homes like these from the late 1800's and early 1900's. Many with brick and stacked stone foundations.

Home Inspection Massapequa Park - The wire was damaged by the cover screw, and years ago this exact situation got me shocked when I removed a cover during an inspection.

When you install wiring in service panels, wires must be neat and not near where the cover screws are installed into the panel for the cover. A wire obviously got pinched by a clumsy electrician when he installed the cover, or it could be a clumsy homeowner who should not perform electrical work in a panel to begin with.

This is why you need a competent inspector with years of inspections - as well as construction - under his belt.

Home Inspection Belle Terre NY: Buyer - Do I have to rewire my house? Home Inspector - Yes you do.

Many people are surprised to learn that old homes have old building materials, some of which have a finite lifetime. Like cloth covered wiring.

Cloth, like the shirt you are wearing, will burn. Cloth jacketing on wires also will burn. I have opened up walls in customers home when I was in construction, and seen the jacket completely missing from the wire, and the individual wires have no protection.

Often it is tattered when you see it in basement ceilings, or attics, or in the panels themselves. So wiring with the studs also moves within the holes in these studs and eventually rubs the jacket off.

So when looking for an inspector, make sure the inspector HAS CONSTRUCTION BACKGROUND! The two MOST IMPORTANT WORDS when looking for an inspector. Many in the business have never swung a hammer.
