Renovating an Existing Idaho Home vs. Building Custom: The $1M Decision

Most people assume renovating an existing Idaho home is the conservative financial choice. The math says otherwise.

A major renovation to bring a 1990s Boise foothills home to high-performance standards costs $215,000 to $350,000. The result is still a compromised building. Better insulation, but not R-45. Modern HVAC, but not passive solar integrated.

Utility costs drop to $150 to $200 per month. Not $30 to $80.
And in 20 to 30 years, that renovated home needs another major renovation. The custom straw bale home built on the same land does not.

Why Straw Bale Homes Hold Their Value in Idaho's Real Estate Market

Ten years ago, straw bale homes were harder to resell. Appraisers had no comparable sales data. Buyers didn't understand the construction method. That's changed.

Idaho now has years of straw bale sales history. Appraisers have comparable data showing straw bale homes holding 95 to 100 percent of construction cost, with some appreciating above it. Conventional custom homes at the same price point typically appraise at 85 to 90 percent of construction cost in year five.

For a $1.5M investment, that difference is $75,000 to $225,000 in resale value.
Operating costs of $30 to $80 per month versus $150 to $300 don't hurt either. Buyers do that math.

Indoor Air Quality in Custom Homes: Why Straw Bale Outperforms Conventional Construction

You're building a $1.5M custom home. You're spending hundreds of thousands on materials, systems, and finishes. But if the air inside that home is off-gassing chemicals into your family's lungs every day, none of that investment is doing what you think it is.

Conventional construction off-gasses from day one. Spray foam insulation. Drywall. Engineered cabinetry with urea-formaldehyde adhesive. Standard HVAC recirculating contaminated air through ductwork.

Straw bale construction off-gasses nothing. Straw is an agricultural byproduct with no chemicals, no adhesives, no petroleum binders. Lime plaster is non-toxic and vapor-permeable. First-time visitors notice the difference before they say a word.

Net-Zero Homes in Idaho: What It Actually Means and Why Most Don't Deliver Real Results

Most net-zero homes aren't actually net-zero. Here's why.

Builders calculate net-zero based on energy models, not real usage. Actual consumption runs 20 to 40 percent higher than the model predicts. Solar is sized to the model minimum. The home misses net-zero in practice and nobody tells you.

The right approach is efficiency first, solar second. Build a straw bale home with R-45 walls and passive solar design that uses 50 to 70 percent less energy than conventional construction. Then size solar with a margin above actual consumption. That's a home that stays net-zero as panels degrade over time.

Our Squaw Butte project ran zero mechanical heating through three months of Boise Valley winter. That's documented. Not modeled.
