Friends, we hear this time and time again with turnkey homes. Homeowners think the turnkey price is for the entire home build. It's not. And you need to plan for it.
If you read through the turnkey websites, you will see the price you're quoted doesn't include any site prep. When you're budgeting for your home build or working with a bank on pre-approval, you need to factor in costs for site prep.
This can include:
Land grading
Septic system
Concrete
Gravel
Driveway
Culverts
And all of these things have a somewhat custom price because it largely depends on your land. Very hilly land, extremely low-lying land, and homes far off the road all will cost more to prep for the build.
You HAVE TO have a site properly prepped in order to build on it. You can't skip on this.
We're not trying to talk you out of a turnkey home. They're beautiful! We are telling you to plan to need more money than you think you need in order to build it.
