Sometimes when designers lay out a home they add rooms for the simple reason of increasing space or being able to label that room as a "special place" that will entice a buyer, but when actually built.. the room is awkward, isolated, or does not help the flow of the living space. Such was the case in this new condominium.
There was a large living room and family room next to it, but the sight line was blocked. A ( rather) simple opening up of the wall, some reframing, and then trimming out to match the original casing and colors was the key to making this home feel incredibly open instead of partitioned.
A small project? Yes? Huge difference and immediate change? You bet.
A trip into the attic was made to determine how the framing was laid out in relation to the load that this wall was carrying, and it was game on. We had some hope that the builder might have framed this opening out originally and then covered it at the original owners instruction but no; some new framing and relocating of goodies in the wall were required. No problem.
We did the finishing of the new wood in our shop and then installed and touched up at the home. From beginning to end, we completed framing, wiring changes, trim, and paint with only 9 hours on the jobsite.
Homework pays off.
