WE NEED MORE STREETS, NOT MORE STROADS

This is not only about more efficient roads, it is about the way we plan and design roads and spaces and for whom we do that.

A street moves people, provides access, and offers space for daily activities, yet a stroad fails to do any of these things.

Designing a road/space/street that serves visitors, passengers, and pedestrians is not only a good practice, but it also makes the space safe for all. Research also shows that mixed-use high-speed stroad infrastructure increases risk and serves the opposite of its design intention.

The research on urban planning tells us that high-speed multi-lane stroads designed for automobiles reduce walkability and local economic and social vitality and increase the incidence and frequency of road/space/ street infrastructure.

Movement of people, goods, and spaces is the outcome of clearly designed and balanced space planning.

When everything is mixed, but priorities aren't established, everything fails.

Jerry Pate Design is proud to share that the restoration of Teeth of the Dog at Casa de Campo has received two major industry recognitions. The project was recently named Renovation of the Year by Golf Inc. and featured as the cover story of Golf Course Architecture magazine.

Originally designed by Pete Dye, the iconic Dominican Republic course underwent a thoughtful restoration led by Jerry Pate and Steve Dana, focused on preserving the legendary character of the course while enhancing playability, agronomics, and long-term sustainability.

The restoration included reshaping all the bunkers, regrassing with salt-tolerant paspalum, restoring historic green contours and pin positions, and reinforcing coastal features to better withstand the elements—all while remaining true to Dye’s original vision.
