One of the biggest questions we get is, why is my asphalt breaking down like this?
Up here in Brian Head, asphalt takes a beating. At our elevation, we deal with stronger UV exposure, which accelerates oxidation and dries the asphalt out. Over time, that causes the surface to lose its flexibility and become brittle. At the same time, moisture gets into small cracks, freezes, expands, and starts breaking the surface apart from the inside.
Now take that already dried out, brittle surface and run a 40,000 pound piece of equipment with chains, spikes, and scraper blades over the top of it. That equipment is simply too large for residential surfaces. It crushes and opens up the asphalt, turning small issues into major damage and allowing even more moisture to get in, accelerating the breakdown even further.
Sealcoating does not fix cracks or deep damage, but it does protect your asphalt from what breaks it down. It acts as a barrier, helping block UV rays, keep water out, and slow the oxidation process so your asphalt does not dry out and become brittle.
