143 jets for $9,488. It's the most jets per dollar in the building, and here's the catch nobody tells you.

PDC Spas Bali Luxury Series. Bench seating, certified-used. $15,800 MSRP.

We've talked all month about jet counts being a marketing number, so it would be dishonest to post this one without dealing with that directly.

A hundred and forty-three jets does not mean a hundred and forty-three jets hitting you at once. It means a lot of outlets across a big shell, and the pump is feeding zones of them. What you get is coverage β€” every part of your body has something aimed at it, in every seat β€” rather than the concentrated pressure you'd feel from twenty large jets on a small shell.

WHICH IS RIGHT FOR SOME PEOPLE AND WRONG FOR OTHERS. If what you want is an all-over, enveloping feel with nothing untouched, this is genuinely excellent and there is nothing else near the price. If you want to put deep pressure into one bad shoulder, a lower-count spa with bigger jets will do it better.

It's a bench layout β€” seven seats upright, nobody negotiating over a lounger.

Certified-used: stripped, every pump, heater and jet tested, anything worn replaced, then onto the floor.

The lesson: high jet counts buy coverage, low jet counts buy pressure. Neither is better. Decide which one your body wants.

Coverage or pressure β€” which would you pick? This one genuinely splits people.

Five things we'd talk you out of on a court build. We lose money on all five.

A month of court posts and most of them have been about what to do. This one is the opposite.

1. A COURT THAT'S TOO SMALL. If the only space you have fits lines and nothing else, you will play twice and then stop, because every rally ends with somebody in a fence. We would rather build you a great patio than a court you resent. Regulation play is 20 by 44; usable play wants closer to 30 by 60.

2. SKIPPING CUSHIONED SURFACE TO AFFORD FENCING. Fencing can be added any time. The surface cannot. If the budget is tight, do the surface properly and live with balls in the flower bed for a year.

3. FULL PERIMETER FENCING ON A SMALL LOT. Ten feet of chain link all the way around turns a backyard into a facility. End fencing catches most of it and disappears from view.

4. RESURFACING A SLAB THAT'S MOVING. If the cracks have a height difference or change with the season, acrylic over them will mirror them within a year. We'd rather say no than take the money and watch it fail.

5. BUILDING IT WHERE THE SUN IS WRONG BECAUSE IT FITS BETTER. An east-west court on a lot that could take north-south is a court that's unplayable at the exact hours you're home. Losing a few feet elsewhere is the cheaper compromise.

AND THE HONEST SIXTH: if you play twice a month, keep the membership. A court only pays in use.

The lesson: the contractor who tells you not to build something is worth more than the one who'll build anything.

What's a contractor talked you out of, and were they right? We'd genuinely like to hear the ones who were wrong too.

$6,888 for thirty-five jets and a lounger.

ML Acrylic Spa. 35 jets, lounger. $11,300 MSRP.

At this end of the market the honest question is what you're giving up, so here it is straight.

WHAT YOU'RE NOT GIVING UP: a proper acrylic shell, thirty-five jets fed by a real pump, and a lounger seat. This is not an inflatable and it is not a plug-in novelty. It heats, it holds temperature, and it does the job a hot tub is for.

WHAT YOU ARE GIVING UP: the brand name and the extras that come with a premium line. That's a real trade and it's the one that justifies the price.

WHO SHOULD BUY IT: somebody who wants to find out whether they'll actually use a hot tub. A large number of people are genuinely unsure, and spending $6,888 to find out beats spending $20,000 to find out.

AND THE COSTS THAT DON'T CHANGE with a cheaper spa: the pad, the electrical, the delivery. Those are the same whichever unit sits on them, which is why we'd rather talk about the total than the sticker.

The lesson: an entry-level spa is a good buy when you know exactly what's been left out. Ask, and buy from whoever answers.

If you've never owned one β€” what's the actual hesitation? Price, or not knowing if you'd use it?

Seven seats, one lounger, and jets you can rearrange. New on our floor.

Bullfrog A8L, 6 JetPaks, Lounger. $11,888, against a new MSRP of $22,395.

It's the lounger version of the Bullfrog A8 we already have: seven seats instead of eight, one of them a full-length lounger. The six JetPak seats use Bullfrog's interchangeable jet modules, so the massage in those seats can be moved or swapped later. 94" x 94" x 38".

Certified-used: stripped, tested under power, worn parts replaced, and run on our floor before listing. One on the floor.

The lesson: the A8 and the A8L take the same 94-inch footprint. The real choice is a bench seat for one more person, or a lounger for the one who likes to stretch out.

Lounger or the extra seat β€” which would your household pick? πŸ‘‡

Six days to Halloween. The tub's already warm.

The porch gets the pumpkins. The back patio gets the steam, the string lights and the first cold week of the year. That's the half of October nobody takes pictures of.

The lesson: a hot tub is a cold-weather appliance. This is the week it starts earning its keep.

Pumpkins on the deck or the porch? Settle it below.

Turf drains faster than grass. So why do people still end up with standing water?

Because the turf was never the drainage. The base was, and the base is where it went wrong.

HOW IT'S SUPPOSED TO WORK. Turf backing is perforated, so water passes straight through it. Beneath that sits several inches of compacted crushed rock with voids between the stone, and water moves through that layer to wherever the grade sends it. On a correctly built install, a heavy rain disappears remarkably quickly and the surface is usable almost immediately.

WHERE IT FAILS.

No grade. A flat base holds water in a flat layer. The fall has to be built in deliberately and it has to go somewhere β€” a low side, a drain, a swale. Water has no opinion until you give it one.

Wrong base material. Fine material like crusher dust or sand alone compacts to something close to a seal. It makes a beautifully flat surface and it does not drain.

Organic material left underneath. Old sod not stripped out rots, compresses and turns to a low spot that then collects water.

WATER FROM OFF THE TURF. The most common one in a wet winter. A downspout discharging onto turf, or runoff from a slab, is more water than any base was sized for. Deal with the downspout, not the turf.

AND FOR A GENUINELY WET YARD: a drain line goes in under the base while the ground is open. It is a modest cost then and a full excavation later.

The lesson: turf doesn't fix drainage and it doesn't cause it. The base either solved the problem or buried it.

Anyone got a yard that floods every winter? Tell us where the water comes from and where it sits.

The first week with a new hot tub is the week most people get wrong. Here's the whole thing in order.

Sunday, so this is for anyone taking delivery this month β€” and for anyone who's had one for years and never quite got the water right.

DAY ONE, BEFORE YOU FILL IT. Wipe the shell out. Fill through the filter housing rather than straight into the shell, which stops air getting locked into the pump. Fill to the line, not above it.

TEST WHAT'S COMING OUT OF YOUR HOSE. This is the step everyone skips and it's the one that causes the problems. Well water and city water are completely different starting points. Hardness, alkalinity and metals all vary, and you are correcting from wherever your water actually starts, not from zero.

THEN, IN THIS ORDER: alkalinity first, then pH, then sanitizer. Correcting pH before alkalinity means doing pH twice, because alkalinity is what holds pH steady.

FIRST TWO WEEKS. Test more often than feels necessary β€” every couple of days. New water moves around while it settles. Once it's stable it needs far less attention.

THE FILTER. Rinse it the first week, then roughly monthly. A dirty filter is behind most of the complaints about weak jets, because the pump is starving rather than failing.

WHAT NOT TO DO: dump in a large dose of anything to fix a reading fast. Small corrections, retest, repeat. Chasing numbers is how people end up draining a two-week-old fill.

The lesson: test your source water before your first fill. Everything after that is easier.

Owners β€” what's the one water-chemistry thing you wish somebody had told you on day one?

The playing surface is 20 by 44. Everything you stand on outside that is a separate decision.

The surround is the part of a court nobody designs and everybody uses, so here are the options and what each one is actually good at.

CUSHIONED ACRYLIC, SAME AS THE COURT. Seamless, consistent, and the ball stays playable when it goes wide β€” which matters, because in a backyard game the surround IS part of the court. Most expensive, best playing experience.

PLAIN CONCRETE APRON. Cheapest, hard-wearing, and it's what most budget builds do. Fine underfoot, hot in August, and it looks like what it is.

TURF. Soft, cooler than acrylic or bare concrete, and it stops the whole backyard reading as one enormous slab, which is the thing people regret most about courts. A ball that goes into turf stops rather than rolling to the fence, which some people like and some don't. Needs the same proper base as any turf, plus a flush edge at the concrete.

GRAVEL OR DECOMPOSED GRANITE. Cheap, drains well, and a genuinely bad idea beside a court β€” loose stone migrates onto the playing surface and stone on acrylic is how a surface gets scratched and how somebody rolls an ankle.

PLANTING BEDS. Good for softening the look, bad directly at the baseline where balls land. Keep them along the sides.

WHAT WE'D DO ON MOST JOBS: acrylic run out a few feet past the lines where play actually happens, turf beyond that, planting at the edges. Best of the three and it doesn't turn the yard into a parking lot.

The lesson: the surround decides whether you built a court in a backyard or a backyard around a court.

What would you put around yours? And has anyone regretted going all-concrete?

Rhome, there's a new hot tub headed your way.

Aaron and Jennifer picked out a Cal Spas lounger off our floor this week, and it goes to their backyard in the next few days. The sign photo is a tradition here. Every tub that leaves the building gets one.

Buying off our floor means you see the actual tub, not a brochure. Delivery and setup are handled for you, and we're the ones you call after.

πŸ‘‡ Morning soak or night soak? Pick one.
