An update on progress. In two hours we are about 3/4's of the way through removing this 750 square foot of tile. We will be grinding after lunch and come close to finishing in one day - might need a couple of hours tomorrow. You'll see a whole tile about midway through this video. Notice how much of the concrete cap came up with the tile. That indicates our assessment is correct - the cap is weaker than it should be is and is contributing to the failure.

Today we are working in a 6 year old home whose tile installation is failing. There are indications that two things occurred during the original install:

1. The slab appears to have been rained on which weakened the cap accelerating the delamination of the tile.
2. The slab has a significant amount of bond breaking debris - heavy paint overspray - dirt in the thinset.

Both of these have contributing to this floor failing. The initial indicator was hollow sounds under the tile and a few cracks started to appear. A cracked tile always means there is movement in the slab that created the stress which cracked the tile.

This usually but not always means a crack in the slab has migrated through the tile. Another potential cause of tile popping up is not leaving gaps at the end of a course. By not leaving a gap where a piece of tile meets a a wall can also cause stress and cause tiles to loosen.

The rain that weakened the slabs cap has made the slab softer than it would normally be by altering the water to cement ratio. These are all unknown factors when purchasing a home but we can define why the floor install is failing.

The previous homeowner had installed a big box homeowner grade coating on their garage floor and it failed as most due to lack of correct surface preparation.

We have ground off the failed coating and are preparing the concrete to meet or exceed the recommended CSP -2/3 for a proper coating installation.

This concrete surface profile does two things - opens the cap for better pe*******on of material and creates a rough texture for the coating to bond to. As with most projects - poor prep equals poor performance.

Monday we shot the before video - here's the after. We removed 6 columns, a jetted tub, the granite surround , two vanity's with tops, travertine wall cladding, 8' tall travertine tile on two shower walls, a toilet and bidet as well as all the floor tile.

We found mold, efflorescence and wood rot behind all the pretty tile in the shower.
