2100 North Bayshore Drive is a new mixed-use development located in Edgewater, Miami. The project’s objective was to maximize direct, unobstructed ocean views for both hotel and residential units.

By rotating the main façade 40 degrees to the southeast, the design introduces a distinctive triangular form that defines the tower’s identity while reducing its perceived bulk within the surrounding context—creating a greater sense of openness.

To rethink the typical arrival experience—often dominated by parking podiums—we designed a public plaza at the intersection of two converging streets. This gesture opens the building toward the ocean, connects it to the public realm, and brings the tower down to a more human, local scale.

The tower’s unique geometry transforms its appearance from every angle, offering a dynamic experience as it is approached and discovered.

The program includes hotel and residential components, totaling 540 units across more than 650,000 square feet and rising 50 stories.

Marina Village | Georgetown, South Carolina

Marina Village, is a new low-rise mixed-use community located in Georgetown, South Carolina — one of the oldest cities in the United States. The master plan reinterprets the vernacular coastal architecture of the South Carolina Lowcountry, combining traditional wood-siding facades, shaded balconies, and soft white and light-blue tones with contemporary construction and sustainable planning.

The development includes 43 coastal houses and 100 apartments organized in four mixed-use buildings surrounding a public central plaza activated with retail, cafés, and community spaces. Designed as the social heart of the project, the plaza opens completely to the public, creating a new civic destination for the town.

The master plan is structured as a walkable village, with tree-lined streets, pedestrian sidewalks, bike lanes, and pocket gardens connecting the different residential and commercial areas. At the perimeter, the houses face the surrounding forested wetlands, preserving more than 430,000 SF of natural landscape and reinforcing the relationship between the community and its coastal environment.

Marina Village proposes a new sustainable neighborhood for Georgetown, combining low-rise density, vibrant public space, and architecture inspired by the timeless character of Southern coastal towns.
