The top looked clean.

The bottom told a completely different story.

One of the most overlooked areas on an outdoor air conditioning unit is the bottom section of the condenser coil. That's where years of sand, grass, mulch, and debris often collect.

Most homeowners never notice it.

Honestly, many technicians don't spend enough time looking there either.

When airflow becomes restricted, the system has to work harder to get rid of heat. That can increase operating temperatures, reduce efficiency, and place additional strain on motors, capacitors, and other components.

During this maintenance visit, we took the time to thoroughly clean the coil and flush out years of hidden buildup.

Why?

Because that's what we'd want someone to do if it were our own system.

At Cool Air M.D., we believe maintenance is more than checking a few boxes on a form.

It's paying attention to the details that help homeowners get the most life possible from their equipment.

The little things matter.

Every air conditioning system tells a story.

This one started with a family referral. A customer trusted us enough to recommend their daughter, and that's something we never take lightly.

When we arrive at a home, our goal isn't simply to check boxes on a maintenance form.

Our goal is to understand what your system needs, what your goals are, and what will serve your family best.

Sometimes that means finding problems before they become expensive repairs.

Sometimes it means helping an older system keep going a little longer.

Sometimes it means educating a homeowner so they can make informed decisions without feeling pressured.

In this case, we found rust buildup, drain pan contamination, airflow restrictions, and signs that portions of the system had been overlooked for quite some time.

Could we have simply cleaned the drain line and left?

Sure.

But experience teaches you where problems actually begin, not just where symptoms appear.

After nearly 30 years in the HVAC trade, we've developed our own methods, tools, and cleaning processes because every system is different and every customer is different.

Some customers need maximum performance.

Some need reliability.

Some need a little more time from an aging system.

Our job is to meet people where they are and help them make the best decision for their situation.

This was an A-Team kind of job.

The customer did not just need a new unit — they needed the whole problem solved.

Main complaints:

the air handler noise from the closet was too loud
one bedroom stayed colder than the rest of the home
the old unit had to run too long to get the rest of the house comfortable

So the guys did what good teams do: they took the plan and executed it.

On this one we:

upgraded to a variable-speed air handler
opened up and expanded the return ducting
added a zone damper to the bedroom duct runs
lined the closet with soundproofing tiles to help keep the noise in
corrected a bunch of smaller issues that had been left behind over the years

This was not a basic swap-out. This was one of those jobs where experience, patience, and follow-through mattered....and it worked!

Really proud of my guys on this one. I come up with the crazy plans sometimes, but they’re the ones who help bring them to life.

That’s what the A-Team does.
Figure out the problem. Build the fix. Get it done.

We’re now installing Bad Wolf surge protectors on HVAC systems.

This is one of those upgrades that makes a lot of sense, especially here in Florida. Surge protection can help protect the outdoor unit from damaging electrical surges, and low-voltage protection can also help defend the thermostat, transformer, and connected control electronics.

Why does that matter?

Because modern HVAC systems have expensive parts that do not like electrical spikes:

control boards
contactors
fan motors
compressors
thermostats
other sensitive electronics

A lot of people think about surge protection for TVs and computers, but your HVAC system is one of the biggest pieces of equipment in your home and it deals with electronics too. Added protection is usually a lot less painful than replacing damaged components later.

A lot of people think if the unit is running, everything must be fine.

But sometimes the problem is not the equipment — it’s the ductwork in the attic.

This photo shows older, unsealed duct connections that are losing airflow before it ever makes it into the house. That means your system can be working hard, but part of the air you’re paying to cool or heat is ending up in the attic instead.

That can cause:

weak airflow at vents
rooms that never feel quite right
longer run times
lower efficiency
higher electric bills
more strain on the system

This is a good reminder that ductwork is a big part of comfort. If the air is escaping in the attic, the system has to work harder to make up for it.

A lot of homeowners hear, “Your contactor needs to be changed,” and probably wonder what that actually means.

This picture is a good example.

A contactor is the electrical switch that helps your outdoor unit turn on and off. Every time your system runs, those contact points make contact and carry power. Over time, they wear down, get pitted, and stop making as clean of a connection as they should.

That can lead to:

intermittent cooling
buzzing or chattering
hard starting
extra stress on the system
or eventually a no-cool breakdown

So when an A/C guy says the contactor is worn, this is the kind of thing he’s talking about.

We always try to show customers what we find so the repair makes sense, not just because we said so.
